Maintenance Supervisor
CLK Multifamily Management is hiring a hands-on Maintenance Supervisor to lead maintenance operations across two apartment communities, reporting to the Property Manager. This role is both a working supervisor technician and a team leader — you'll be diagnosing and fixing issues yourself while also coordinating the team, managing work orders, and keeping both properties running smoothly.
Some Responsibilities- What You'll Do
- Supervise and coordinate daily maintenance operations
- Perform repairs in HVAC, plumbing, electrical, and general carpentry
- Manage unit turnovers across both sites to meet move-in timelines
- Track work orders, inspections, and maintenance logs in the property management software
- Track equipment and appliance warranties
- Personally perform and complete work orders, in addition to overseeing the team's
- Complete and close out work orders digitally via tablet for real-time reporting
- Maintain tool and supply inventory
- Respond to emergency maintenance requests, including on-call rotation
- Respond to resident maintenance requests within 24 hours
- Complete weekly preventative maintenance assessments
- Keep accurate records as required by local, state, and federal law
- Report to and partner with the Property Manager to prioritize work across both sites
- Build relationships with outside vendors
- Support hiring, training, and scheduling for the maintenance team
- Join monthly safety meetings and maintenance calls
- Qualifications- What You'll Need
- HVAC certification (Universal preferred)
- 2+ years of apartment maintenance experience
- Working knowledge of plumbing, electrical, and HVAC systems
- Familiarity with tools, common appliances, and applicable building codes
- Strong problem-solving and organizational skills
- Comfort with Microsoft Office and property management software
- Comfortable using a tablet or mobile device for work order and reporting software
- High school diploma or equivalent
- Valid driver's license
- Ability to lift 25 lbs and perform physical repair work
- Must pass background check and drug screening
