Position Summary
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of a multifamily apartment community while ensuring the property is safe, well maintained, and operating efficiently. This role includes supervising maintenance staff, coordinating service requests, overseeing apartment turns, performing repairs, and maintaining building systems.
The ideal candidate is a hands-on leader with strong technical skills, excellent troubleshooting abilities, and the ability to manage maintenance priorities while delivering exceptional service to residents.
Key Responsibilities
- Supervise and support the onsite maintenance team.
- Assign and monitor completion of resident service requests in a timely and professional manner.
- Perform and oversee maintenance and repairs, including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting.
- Coordinate apartment make-readies and unit turnovers.
- Perform preventative maintenance on building systems and equipment.
- Troubleshoot complex maintenance issues and determine effective repair solutions.
- Ensure common areas, amenities, and exterior grounds are maintained to company standards.
- Maintain inventory of maintenance supplies and equipment.
- Ensure compliance with safety policies, company procedures, and property standards.
- Coordinate with property management, vendors, and contractors as needed.
- Participate in the on-call rotation as required.
Qualifications
Required
- Previous apartment maintenance experience, including supervisory or lead maintenance experience.
- Current HVAC Certification is required.
- Strong knowledge of HVAC systems, plumbing, electrical, appliance repair, carpentry, drywall, and general maintenance.
- Excellent troubleshooting and problem-solving skills.
- Reliable transportation and strong attendance record.
- Ability to lead a team while working independently.
- Excellent customer service and communication skills.
Preferred
- EPA Certification.
- CAMT or other industry certifications are a plus.
- Experience with apartment make-readies and multifamily housing maintenance.
- Previous experience supervising maintenance operations in an apartment or residential community.
Work Environment
- Multifamily apartment community environment.
- Indoor and outdoor work in varying weather conditions.
- Frequent physical activity including standing, walking, lifting, bending, climbing, and carrying maintenance equipment.
- Regular interaction with residents, staff, vendors, and contractors.
