Maintenance Supervisor

A growing multifamily property management company is seeking an experienced and hands-on Maintenance Supervisor to lead maintenance operations at an apartment community in Lithia Springs, GA. This role is ideal for a strong leader who takes pride in creating an exceptional resident experience, maintaining high property standards, and developing a successful maintenance team.


The Maintenance Supervisor is responsible for overseeing all aspects of property maintenance operations including service requests, apartment turns, preventive maintenance, vendor coordination, budgeting, and emergency response.


Responsibilities


  •  Lead and supervise the onsite maintenance team 
  •  Oversee completion of service requests in a timely and professional manner 
  •  Ensure apartment homes are market-ready and completed to company standards 
  •  Coordinate and perform preventive maintenance programs 
  •  Troubleshoot and repair HVAC, plumbing, electrical, appliance, and general maintenance issues 
  •  Monitor inventory, supplies, and maintenance expenses 
  •  Coordinate with outside vendors and contractors as needed 
  •  Participate in the on-call rotation for after-hours emergencies 
  •  Maintain compliance with safety standards and company policies 
  •  Assist in maintaining curb appeal and overall community appearance 
Qualifications


  •  Prior multifamily maintenance supervisory experience required 
  •  Strong knowledge of HVAC, plumbing, electrical, appliances, and general carpentry 
  •  EPA Certification required 
  •  HVAC Certification strongly preferred 
  •  Ability to lead, coach, and motivate a maintenance team 
  •  Strong organizational and time management skills 
  •  Ability to work independently and prioritize multiple responsibilities 
  •  Valid driver’s license and reliable transportation required 
  •  Must be able to participate in an on-call rotation
