Job Description:

Job Purpose:
  • Plan, schedule, supervise, train PPM employees and support the Assistant Director with all regular and special functions, activities and projects of the maintenance dept.
  • Direct responsibility including ongoing w/o's, preventive maintenance tasks, major and minor repairs, remodeling, and new construction projects
Duties and Responsibilities:
  • Inspect facilities and determine potential issues and the maintenance required
  • Prepare weekly maintenance schedules and allocate staff support to each task or special projects
  • Train, and supervise maintenance technicians, mechanics & helpers
  • Oversee repairs and maintenance to ensure accurate and timely completion
  • Ensure proper recordkeeping/inventories of repairs and maintenance
  • Ensure compliance with all health and safety regulations
  • Communicate information from Assistant Director, such as policies and procedures, workloads, safety and special projects to maintenance staff
  • Communicate concerns, needs, and challenges of the maintenance staff to Assistant Director
  • Help develop a preventive maintenance plan and ensure it is carried out effectively
  • Conduct inspections, as necessary
  • Work with outside vendors and contractors to ensure work is completed on time and within budget
  • Maintain inventory and equipment
  • Recommend overhauls, upgrades, or purchases of new equipment
  • Contribute to the preparation of the maintenance budget and to staying within the budget
  • Actively participate in projects and day-to-day maintenance work as necessary
  • Ensure the premises are safe
Requirements:

Job Qualifications/Requirements:
  • High school diploma or equivalent (some college preferred)
  • Five years' maintenance experience in a similar facility
  • Prior experience supervising other maintenance employees
  • Thorough knowledge of the methods, techniques, materials and equipment used in the installation, maintenance and repair of plumbing, carpentry, electrical and air conditioning, fixtures and related systems
  • Excellent leadership, communication, customer service, and interpersonal skills
  • Must be able to give and receive written and oral instruction, read and understand operating and safety manuals and read and work from blueprints
  • Valid state-issued driver's license and ability to drive manual shift vehicles
  • Ability to do repetitive bending, lifting (75 pounds), squatting and kneeling
  • Ability to climb ladders and stairs
  • Ability to work in enclosed spaces and at heights (30 feet)
  • Good vision, correctable to 20/20 and good manual dexterity to operate necessary tools and equipment without modification

Working Conditions:

Full time, M-F, 7:30 am- 4:00 pm, with some weekend and overtime required. May work in inclement weather, extreme temperatures and may be exposed to dust, dirt, and other foreign substances. (On-Call rotation) may be required.
