POSITION SUMMARY
Multi-family residential properties seeking a strong Maintenance Supervisor with an outstanding knowledge of building trades, cleaning procedures, and maintenance of apartment rental units and public areas at one or more multifamily residential communities. The successful maintenance supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, drywall, painting, and other building systems.
While the entire maintenance team reports to the Community Manager, the Maintenance Supervisor will have staff-training and oversight responsibilities. Must see toprovide for running facilities operations to include upkeep and repairs. The maintenance supervisor must have excellent organizational and time management skills, as well as strong knowledge of health and safety regulations and practices, and will ensure that facilities are in a good and safe condition at all times.
RESPONSIBILITIES
Inspect facilities periodically todetermine problems and necessary maintenancePrepare weekly maintenance schedules andallocate workProvide quick and courteous response to resident requests for maintenance service,to include direction of maintenance technician and/or hands-on completion of the service request yourself.Reporting to the Community Manager, will oversee and provide hands-on, lead-by-example training to maintenance technician(s), as well as contribute torecruitment and selection of staff.Troubleshoot and take theappropriate actionto repair and/or restore service within the quality and time standardsestablished by the Company.Collaborate with Community Manager to hire and supervise tradesmen during installations,repairs or maintenance (electricians, plumbers etc.)Inspect and maintainbuilding systems (heating,ventilation etc.)Contribute to the development of maintenance budget and ensure complianceMonitor inventory of materials and equipmentParticipate in coordination of projects (e.g. renovations)Ensure adherence to quality standards and health and safety regulationsOther duties as assigned
SKILLS AND JOB REQUIREMENTS
Adherence to the company's vision and values in all aspects of the job10+ years of experience as maintenance technician and/or minimum of 5+ years in a supervisor roleStrong technical knowledge of all building systems (electrical, plumbing, general carpentry, and HVAC)CFC certification with a minimum of type 2Knowledge of health and safety practices and regulationsUnderstanding of budgeting and performance managementExcellent planning and leadership abilitiesAn eye for detailComputer savvy, proficient in basic computer skills, (emails, PO entries)Excellent communication and interpersonal skillsHigh school diploma; Degree from a vocational school will be a plusProfessional Certifications (e.g. CMRP or HVAC certified) are preferred
PHYSICAL REQUIREMENTS
Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.Must be physically able to perform repairs when needed.Must be physically able to climb ladders, bend, or crawl into awkward spaces.Prolongedperiods sitting at a desk and working on a computer.Must be able tolift up to 75 pounds at a time
SALARY AND BENEFITS
The compensation for this position ranges from $65,000-74,000 ($31.25-$35.58/hr)commensuratewith qualifications and experience. This full-time position is not exempt from overtime pay under federal and state wage and hour laws, which means that it is eligible for overtime timepayfor hours workedin excess of40in a givenworkweek.
