Maintenance Supervisor

Role Summary:

 

Related Rentals is currently seeking a highly experienced Maintenance Supervisor with a strong background in modern/luxury residential buildings in San Francisco!

 

The Maintenance Supervisor will oversee common-area and apartment repairs, including plumbing, HVAC, electrical, carpentry, and appliances. The role also oversees the building’s curb appeal through exterior inspections and grounds maintenance. Customer service and attention to detail are critical skills to ensure the satisfaction of the community’s residents.

 

 

Compensation Range: $95K - $105K, plus bonus

 

Core Responsibilities:

 

• Leadership and Team Management

  • Lead, coach, and support a team of maintenance technicians responsible for electrical, plumbing, in-unit repairs, and preventive maintenance.
  • Assign and prioritize daily work based on resident needs, building conditions, safety concerns, and service request urgency. Monitor progress and follow through to ensure work is completed on time and to company standards.
  • Set clear expectations for workmanship, resident communication, documentation, and safe work practices. Provide hands-on guidance when technicians are troubleshooting complex issues.
  • Prepare staff schedules, coordinate daily rounds, and manage preventive maintenance assignments to ensure appropriate coverage of building systems and resident service requests.
  • Review completed work, identify recurring issues, and provide training or coaching to strengthen the team’s technical skills.
  • Coordinate and oversee vendors and specialized contractors, including scheduling, access, work quality, and completion of repairs

  Building Systems and Maintenance

  • Direct and assist with the diagnosis and repair of HVAC, electrical, and plumbing systems, major appliances, carpentry, flooring, hardware, masonry, painting and wallpaper, water features, fitness equipment, and waste management systems.
  • Oversee inspection and response activities for life safety systems, including fire and smoke panels, AOR and ERRCS systems, battery inverters, and sprinkler risers. Coordinate required testing and specialized repairs with qualified vendors.
  • Guide the team in troubleshooting plumbing systems, including sewage ejectors, domestic water boosters, hot water systems, circulation pumps, pressure reducing valves, backflow devices, and water supply, waste and vent piping.
  • Guide the team in troubleshooting electrical issues affecting apartments, common areas, building equipment, and emergency power systems. Use single-line diagrams to help identify power sources and equipment needs, and coordinate specialized repairs with qualified vendors.
  • Ensure the team understands the locations and operating sequence of building emergency systems and shutoffs. Lead emergency maintenance responses and escalate issues according to company procedures.

  Resident Service and Building Readiness

  • Oversee in-unit maintenance requests from assignment through completion. Communicate with residents, address concerns, and ensure timely follow-up.
  • Manage the make-ready schedule and coordinate technicians and vendors to ensure vacant apartments are ready for occupancy on time. Perform repairs and turnkey work when needed.
  • Ensure apartment preventive maintenance and daily inspections of building interiors, grounds, and equipment are completed and documented. Address identified issues promptly.
  • Maintain an appropriate inventory of tools, parts, and supplies to support repairs, preventive maintenance, and emergency response.
  • Keep building areas clean and safe, including removing trash, debris, and pet waste as needed.

  Safety and Compliance

  • Train and reinforce safe work practices, including proper handling and disposal of chemicals. Address and report unsafe conditions, behaviors and nonfunctioning equipment.
  • Ensure the team follows company operating procedures, safety standards and applicable federal, state and local requirements, including Fair Housing regulations.

Qualifications:

• 1–3 years of experience as a Maintenance Supervisor.
• Knowledge of building maintenance, including HVAC, electrical, plumbing, appliances, carpentry, flooring, hardware, fitness equipment, waste management, boilers, chillers, cooling towers, sprinklers and steam systems.
• Working knowledge of life safety systems, including fire and smoke panels, AOR and ERRCS systems, battery inverters, and sprinkler risers. Ability to understand emergency shutoffs, their locations and the sequence of operations.
• Working knowledge of plumbing systems, including sewage ejectors, domestic water boosters, industrial domestic hot water systems, circulation pumps, pressure reducing valves, backflow devices, and water supply, waste and vent piping.
• Strong knowledge of electrical systems, including emergency power and the ability to read and understand single-line diagrams. Understanding of single-phase and three-phase power and the use of 110V, 208V, 220V, 277V and 460/480V in residential areas, common areas and building equipment.
• San Francisco Fire and Safety Director certification preferred. The company will support a qualified candidate in obtaining the certification if needed.
• Ability to read service requests and understand policies and procedures, including key control and maintenance emergency procedures. Ability to communicate clearly in English, verbally and in writing, with team members, residents and vendors.
• Ability to read Safety Data Sheets (SDS), identify cleaning products and chemicals, and use, handle and dispose of them properly.
• Basic arithmetic skills, including measurement and calculations used to estimate quantities, averages, percentages and totals.

WORK ENVIRONMENT AND PHYSICAL DEMANDS

• Work indoors and outdoors in a building maintenance environment, with exposure to moving mechanical parts and temperatures ranging from freezing to extreme heat.
• May be exposed to heights, chemicals, electrical shock hazards and loud noise.
• Requires close and distance vision; the ability to lift up to 50 pounds; and the ability to climb ladders and access confined spaces.
• Requires frequent walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing, as well as gripping and using hand and power tools.
