JOB DESCRIPTION
MAINTENANCE SUPERVISOR

QUALIFICATIONS: 1. High School graduate- required. Technical Degree,
Bachelor's Degree, or advanced degree, or
experience in facility renovation and construction.
- Formal training and/or experience in coordinating
building maintenance, grounds, or the renovation or
construction of facilities, safety and custodial
services.
- Strong budget development/management skills
- Demonstrated ability to develop, implement, and
monitor the district facilities plan and
communicate and coordinate with the state
facilities project manager.
- Demonstrated solid understanding and working
knowledge of building trades areas, i.e.,
electrical, plumbing, HVAC systems, construction,
water systems, and associated code requirements
etc.
- Strong skills in writing specifications and
managing and accounting for renovation /
construction projects.
- Strong skill in safety programs and developing and
managing the District emergency response plans,
self fire inspection, accident reporting and
investigation and fire alarm systems.
- Coordinate and communicate with city, county and
state agencies as necessary to support, plan and
coordinate issues in safety, emergency planning and
operations.
- Such alternatives to the above qualifications as
the Board may find appropriate and acceptable
REPORTS TO: Superintendent
JOB GOAL: To administer and provide "hands- on" support for the
areas of maintenance, grounds, custodial services and
safety to ensure compliance with Federal and State
regulations while ensuring the best possible
educational support services with the financial
resources available
PERFORMANCE RESPONSIBILITITES:
- Appreciate the worth and dignity of each individual and treat each
one with respect and tolerance.
- Supervise, administer, and provide hands- on support for the
maintenance, custodial and grounds departments.

- Develop and administer budgets for the maintenance, custodial and
grounds departments.
- Develop and administer annual and facility operational plans for
district-wide operations as per State requirements
- Supervise and coordinate with building principals the building
level operations of the d istrict's maintenance and custodial
programs, including staffing and the purchase of supplies and
equipment.
- Provide reports to the Board of Trustees and administration.
- Recruit, coordinate the interview/selection process, and make
recommendations to the Superintendent for the employment and
status of personnel under his/her supervision.
- Develop and/or coordinate in- service training programs for
personnel under his/her supervision as necessary to make sure
their skill level meets requirements necessary to satisfactorily
perform job expectation satisfactorily.
- Administer and coordinate the operation of the school plant in
cooperation with building principals and facilities supervisors.
- Establish and monitor the procedures for security functions
throughout the District in cooperation with building principals,
facilities supervisors, City of Powell, Fire Department, 3 rd party
monitoring of fire alarms and other agencies as necessary.
- Based upon direction from the Superintendent, develop plans for
and supervise facilities maintenance, remodeling, expansion,
and/or new plants operations.
- Supervise and evaluate all mail and warehouse
personnel/operations.
- Responsible for receiving formal training and/or
license/certification to support district needs in Asbestos
Abatement, ADHERA regulations, Radon, Lead in Water, Right to Know
laws, chemicals and pesticides, commercial driver's license (CDL)
training/compliance, Level I Water Operation, safety training and
other Federal compliance areas. Some of these areas could be
delegated to others under direct supervision.
Maintenance and Grounds --
- Conduct school facilities and grounds reviews on a regular basis
to identify needed maintenance and/or repairs, and / or security
and / or safety.
- Direct the overall District maintenance program.
- Recommend to the Superintendent the hiring of contractors and
other personnel to perform specific construction, maintenance, or
repair services.
- Establish and maintain a regular preventive maintenance program in
conjunction with building principals.
- Supervise all maintenance, grounds personnel, warehouse and
operations to ensure protection of investment and positive public
relations.

- Provide supervision and evaluation of building custodians in
conjunction with building principals.
- Responsible for the management of asbestos.
- Responsible for maintaining the public water system and sewage
systems within the district.
- Maintain training records and conduct/coordinate federally
mandated training programs.
- Based on District's facility plan, recommend annual
renovation/remodeling of facilities, system replacements/sites and
oversee expenditure of major maintenance funds.
- Responsible for annual fire inspections and maintaining
corresponding records as per State and federal requirements.
- Responsible for the renovation and capital construction of
facilities.
- Responsible for the development and management of the District
emergency response crisis management procedures.
- Responsible for the management of the pesticide / herbicide
policy.
General Responsibilities -
- Keep informed of modern concepts and practices associated with
areas of responsibility by advanced study, visiting other
operations elsewhere, by attending educational conferences and
workshops, and by other appropriate means.
- Maintain open communication with staff, students, community
members and state members.
- Demonstrate a leadership role in community affairs and
organizations.
- Attend all meetings of the Board of Trustees unless excused by the
Superintendent.
- Follow District policies and procedures and all State and Federal
statutes.
- Perform such other duties as may be assigned by the
Superintendent.
TERMS OF EMPLOYMENT: Full-time, Salaried Exempt Position. Salary and
length of contract established annually by the
Board of Trustees. Eligible for benefits as
provided in Administrative Regulations/ Operational
Procedures.
EVALUATION: P erformance of this position will be evaluated
annually by the Superintendent.
