Under direction, this position performs routine building maintenance duties as required to repair, maintain, clean all areas in buildings and adjacent areas. Follows prescribed written or oral procedures in performance of duties. Performs general maintenance duties as directed.

Required Qualifications
MINIMUM QUALIFICATIONS:
Prior work experience with maintenance duties including electrical, plumbing, HVAC or construction background.

PHYSICAL REQUIREMENTS:
Salary $21.20/HR - $25.38/HR Typical Duties and Responsibilities
General maintenance and repairs on buildings, equipment, heating, air conditioning, ventilation units, and electrical and plumbing fixtures.
Routinely performs carpentry, plumbing and electrical work, changes bulbs, prepares areas and paints, assembles new equipment, uses power tools, operates pressure equipment, moves furniture and equipment, picks up litter on campus grounds, and opens/closes buildings as needed.
Performs general maintenance and upkeep on college vehicles, tractors, and other grounds equipment.
Keeps work area clean and tools in good working condition.
Routinely inspects and performs the following duties: Checks and corrects anti-corrosion solutions in boilers. Replaces and adjusts belts and drives on HVAC equipment and pumps. Cleans and/or replaces filters in air purification and handling equipment. Inspects emergency lighting and exit lights. Checks expansion tanks on all boilers and drains as necessary.
Performs tasks necessary for the safety, health, welfare and comfort of building occupants.
Assists in removal of snow from parking lots, walkways, and access drives. Perform seasonal landscaping/hardscaping as needed.
Assists in setting up for special activities and is in attendance when necessary.
Performs custodial duties as necessary.
Is committed to providing quality service that meets or exceeds the expectations of internal and external customers.
Performs other duties as assigned by immediate supervisor.
