    Description

    Maintenance Technician

    Main Purpose

    We are seeking a Maintenance Technician to support the successful operation of a newly developed 140-unit residential community. This position will serve as the sole on-site Maintenance Technician, responsible for performing preventive and corrective maintenance while ensuring all residential units and common areas remain in excellent condition.

    Although specialized vendors are available for certain repairs and projects, RAM strongly promotes completing maintenance work in-house whenever possible to maximize efficiency, control costs, and provide exceptional service to residents. This role requires a proactive, self-directed professional capable of independently managing daily maintenance operations while coordinating with vendors when necessary and remaining available to respond to emergency situations.

    Essential Functions

    General Maintenance of Residential Units

    • Perform assigned preventive and corrective maintenance across HVAC, plumbing, electrical, appliance, and general building systems.
    • Diagnose maintenance issues and complete repairs independently whenever possible.
    • Identify and report damages or deficiencies to prevent major failures and ensure resident safety.

    Property Start-Up & Unit Readiness

    • Support the successful operation of a newly developed 140-unit community.
    • Prepare vacant units for occupancy, including HVAC inspections, painting, minor repairs, appliance testing, and general make-ready activities.
    • Assist in maintaining high-quality standards as the property continues lease-up operations.

    Common Area Maintenance

    • Maintain all interior and exterior common areas in a clean, safe, and attractive condition.
    • Perform routine inspections to identify maintenance needs throughout the property.

    Work Order Management

    • Respond promptly to resident service requests and complete work orders within established timelines.
    • Accurately document completed work using the company's maintenance management system.
    • Monitor outstanding work orders and prioritize repairs based on urgency.

    Independent Property Maintenance

    • Serve as the primary on-site maintenance professional for the property.
    • Coordinate with approved vendors for specialized repairs while maximizing in-house completion of maintenance work whenever practical.
    • Maintain adequate inventory of maintenance supplies and communicate purchasing needs.

    Operational Support

    • Maintain regular communication with the Property Manager regarding completed work, pending repairs, vendor coordination, and operational needs.
    • Support property inspections and coordinate vendor access when required.
    • Participate in an on-call rotation and remain available to respond to maintenance emergencies, including evenings, weekends, and holidays as needed.

    Standards & Compliance

    • Follow all company policies and applicable industry regulations, including EPA standards for refrigerant handling.
    • Maintain a safe working environment and comply with OSHA and company safety requirements.
    • Participate in ongoing technical training and continuous professional development.

    Qualifications & Requirements

    • Education: EPA Certification – Refrigerant Handling License (Required).
    • Experience: Minimum 2–3 years of residential maintenance experience.
    • Technical Skills: Strong working knowledge of HVAC, plumbing, electrical systems, appliance repair, carpentry, painting, and general building maintenance.
    • Systems: Experience using maintenance management software for work orders and inspections.
    • Languages: English – B1 | Spanish – B1.
    • Availability: Must be willing to work independently, participate in on-call rotations, and respond to emergency maintenance situations outside regular business hours, including weekends and holidays.
    • Other: Highly organized, self-motivated, capable of prioritizing multiple tasks, and comfortable working independently with minimal supervision.
