Maintenance TechnicianReports To: Property Manager & Maintenance Lead Location: Plano, TXUnit Count: 140Salary: $23.00 per hour (Subject to adjustment for onsite living) Housing Benefit: 50% rent discount for onsite living **MUST be HVAC Certified**  Position SummaryThe Maintenance Technician is responsible for performing routine maintenance and repairs to ensure buildings, apartments, and common areas are in good working condition. This role involves responding to service requests, troubleshooting issues, completing repairs related to plumbing, electrical systems, HVAC, appliances and ensuring the grounds are maintained in a safe, clean, and efficient manner.  This role supports resident satisfaction by responding promptly to service requests. Benefits Health, dental, vision insuranceVoluntary benefits such as Disability/ Accident / Critical IllnessPaid time off Paid holidaysRetirement plan (401k) Key ResponsibilitiesPerform routine maintenance and repairs on apartments, common areas, and property groundsComplete resident service requests in a timely and professional mannerTroubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issuesPrepare vacant units for new residents (turnovers/make-readies)Conduct preventative maintenance inspections and maintain recordsMaintain pools, fitness centers, and other community amenities Ensure compliance with safety standards and company policiesAssist with emergency maintenance calls, including after-hours rotationMaintain tools, equipment, and maintenance shop organization Required Skills & QualificationsHigh school diploma or GED required1–3 years of apartment maintenance or related experience preferredWorking knowledge of:HVAC systems (EPA certification required)Plumbing and electrical systemsAppliance repairDrywall and paintingAbility to use hand and power tools safelyStrong troubleshooting and problem-solving skillsGood customer service and communication skillsAbility to lift 50+ lbs and work in various weather conditionsValid driver's license Physical RequirementsFrequent standing, walking, bending, kneeling, and climbing laddersAbility to lift, push, and pull heavy equipment and materialsManual dexterity for handling tools and small parts #TXIND
