About this role: The Maintenance Tech is responsible for providing HVAC services and general maintenance support across the property portfolio, with specific responsibility for identifying repair and/or replacement needs; installing, repairing, maintaining and upgrading HVAC systems and equipment; assisting other skilled trades; and ensuring that tools and materials are available at the job site.

The Maintenance Tech serves as a hands-on technical resource who also performs plumbing, electrical, access, and roof repairs as needed.

Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns and ensuring a comfortable work environment for occupants.

This is an hourly, non-exempt position.

Responsibilities: 

HVAC Systems Installation, Repair, and Maintenance:

  • Install heating and air conditioning equipment and systems to provide enhanced and/or upgraded capabilities
  • Repair heating and air conditioning systems and/or components (e.g., pumps, motors, air handlers, fan coils, piping, etc.) to ensure a comfortable work environment
  • Perform maintenance on HVAC units to ensure the ongoing functioning of HVAC systems
  • Monitor HVAC systems and their components (e.g., heating units, building exhaust fans, ventilation units, etc.) to evaluate condition, identify necessary repairs, and recommend preventive maintenance

Diagnostics and Troubleshooting:

  • Diagnose causes of problems and/or failures in heating and air conditioning systems to identify equipment and/or systems repair and/or replacement needs
  • Identify repair and/or replacement needs and make recommendations to the supervisor or lead
  • Respond to emergency situations during or after hours to resolve immediate safety concerns

Contractor Oversight and Project Coordination:

  • Coordinate with the assigned lead and/or supervisor and other trades to complete projects and work orders efficiently
  • Delegate HVAC-related tasks to contractors to ensure timely work order completion
  • Supervise HVAC contractors to ensure work is performed at high levels and provide expertise as needed
  • Supervise contract work to ensure contract terms are fulfilled and work standards are met

Documentation and Communication:

  • Inform personnel regarding procedures and/or status of work orders to support decision-making, appropriate action, and compliance with building and safety regulations
  • Prepare written materials (e.g., repair status, activity logs, etc.) to document activities and convey information
  • Participate in meetings, workshops, training, and seminars, as assigned, to convey and/or gather information required to perform job functions

Tools, Equipment, and Inventory:

  • Maintain vehicle, tools, and equipment to ensure availability in safe operating condition
  • Request equipment and supplies to maintain inventory and ensure availability of items required to complete necessary installations and/or repairs
  • Ensure tools and materials are available at the job site

Additional Maintenance Responsibilities:

  • Perform plumbing repairs as needed
  • Perform electrical repairs as needed
  • Perform access troubleshooting and repair
  • Perform roof repair and other general maintenance tasks as needed
  • Assist other skilled trades as required to complete work orders

Qualifications

  • Education: High school diploma or equivalent; technical/trade school certification in HVAC, refrigeration, or related field preferred. certification preferred.

Experience:

  • Minimum of 3 years of experience in HVAC installation, repair, and maintenance
  • Experience performing general maintenance tasks including plumbing, electrical, and basic carpentry
  • Experience working with contractors and coordinating work orders preferred

Skills:

  • Strong knowledge of HVAC systems, components, and refrigeration principles
  • Ability to diagnose, troubleshoot, and repair mechanical and electrical systems
  • Basic proficiency in plumbing, electrical, access, and roof repairs
  • Effective written and verbal communication skills for documenting work and coordinating with team members
  • Ability to read and interpret blueprints, schematics, and technical manuals
  • Valid driver’s license and clean driving record
  • Ability to work independently, manage time effectively, and respond to emergency situations
Work Environment:
This role involves working indoors and outdoors in varying weather conditions. Appropriate PPE and training will be provided.
