    POSITION SUMMARY:

    Performs a variety of skilled and semi-skilled maintenance, repair, preventive maintenance, installation, and improvement activities for County buildings, facilities, grounds, equipment, and building systems. Responsibilities include general building maintenance and work involving HVAC, electrical, plumbing, carpentry, painting, and other trades within the employee's training and qualifications. Performs assigned work independently and as part of a team; responds to routine and emergency maintenance needs; identifies and reports facility deficiencies; and helps ensure County facilities remain safe, functional, well-maintained, and presentable.

    ESSENTIAL FUNCTIONS:

    This class specification lists the major duties and requirements of the job and is not all-inclusive. Incumbent(s) may be expected to perform job-related duties other than those contained in this document and may be required to have specific job-related knowledge and skills.

    • Performs general maintenance, repair, and minor construction work on County buildings, facilities, grounds, equipment, and building systems.
    • Inspects, maintains, troubleshoots, and performs routine repairs to heating, ventilation, and air-conditioning (HVAC) systems and equipment within the employee''s training, qualifications, and authorization.
    • Performs preventive maintenance on HVAC systems and other building equipment, including filter changes, cleaning, inspection, testing, lubrication, and other scheduled maintenance activities.
    • Identifies, troubleshoots, and assists in correcting electrical, mechanical, plumbing, HVAC, and other building-system problems within the employee''s level of training and qualification; promptly reports conditions requiring specialized or licensed repair.
    • Performs minor electrical repairs and maintenance, including replacement or repair of lighting, switches, receptacles, fixtures, and similar components, as qualified and authorized.
    • Performs general plumbing maintenance and minor repairs, including faucets, fixtures, toilets, drains, valves, and related components.
    • Performs carpentry, painting, drywall, door, lock, window, flooring, ceiling, and other general building repairs and improvements.
    • Uses appropriate diagnostic equipment, meters, gauges, hand tools, power tools, and other equipment to identify problems, evaluate system performance, and complete assigned maintenance and repairs.
    • Travels to County buildings and properties to inspect reported conditions, diagnose maintenance needs, complete assigned work, and identify additional conditions requiring attention.
    • Performs routine inspections of buildings and grounds and promptly reports safety hazards, security concerns, water intrusion, deterioration, equipment failures, and other facility deficiencies.
    • Responds to urgent maintenance needs and facility-related emergencies as assigned, including conditions affecting the safe use, access, security, functionality, or continued operation of County facilities.
    • Performs grounds and exterior maintenance as assigned, including litter removal, vegetation control, minor landscaping, pressure washing, and other activities necessary to maintain County properties in a safe and presentable condition.
    • Assists with renovation, construction, installation, moving, setup, and special maintenance projects as assigned.
    • Maintains organized inventories of tools, equipment, parts, and maintenance supplies; properly stores and safeguards County property and reports needed materials or replacement items to the supervisor.
    • Completes assigned work orders accurately and timely; documents work performed, materials used, unresolved conditions, and other required information and promptly communicates delays or conditions preventing completion to the supervisor.
    • Performs work according to established priorities and supervisor direction; communicates work status and promptly advises the supervisor when assigned work cannot be completed as scheduled.
    • Coordinates and works cooperatively with other maintenance employees, County departments, contractors, and Public Works personnel while maintaining responsibility for assigned work.
    • Follows applicable safety procedures, uses required personal protective equipment, and maintains tools, vehicles, equipment, and work areas in a safe and orderly condition.
    • Assists other Public Works divisions with maintenance, grounds, setup, emergency response, and related operational needs as assigned.
    • Performs other related duties as assigned or required.

    QUALIFICATIONS:

    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

    Education and Experience:

    High School Diploma/GED AND one (1) year of maintenance experience; OR an equivalent combination of education, training and experience.

    Required Knowledge and Skills

    Knowledge of:

    • Proven work experience as an Maintenance Technician or similar role
    • Current driver's license and ability to drive a company vehicle
    • Required state licensing for HVAC technicians
    • Certification or associate degree from an HVAC program at a technical school

    REQUIRED CERTIFICATES, LICENSES, AND REGISTRATIONS:

    Continued employment is contingent upon all required licenses and certificates being maintained in active status without suspension or revocation.

    • Driver''s license.
    • Obtain OSHA certificate within six (6) months of date of hire.

    Strength and mobility to work in a typical field or shop maintenance setting, including operating hand and power tools; stamina to perform sustained physical labor, including standing, walking, climbing and working in confined or awkward spaces; strength to lift and maneuver materials and equipment weighing up to 100 pounds with proper equipment; vision to read printed materials; and hearing and speech to communicate in person or over a radio or telephone.

    Work is subject to exposure to extreme weather conditions, hazardous chemicals, electrical currents, gases, dust and noxious odors.
