Position Summary:

The Maintenance Technician is responsible for performing routine maintenance, repairs, inspections, and preventive maintenance throughout the community to ensure a safe, comfortable, and well-maintained environment for residents, families, visitors, and associates. This position responds to maintenance requests and assists with maintaining resident apartments, common areas, equipment, and building systems.

Accountabilities:

• Perform routine maintenance and repairs in resident apartments/rooms, common areas, offices, and other community spaces.
• Respond promptly and professionally to resident and departmental maintenance requests.
• Perform basic plumbing, electrical, carpentry, painting, drywall, and general building repairs.
• Troubleshoot and repair equipment, fixtures, doors, locks, lighting, faucets, toilets, and other building components.
• Complete scheduled preventive maintenance inspections and assignments.
• Inspect the community for maintenance needs, safety concerns, and potential hazards and report or correct issues as appropriate.
• Assist with HVAC maintenance, troubleshooting, and filter replacement within the scope of training and qualifications.
• Prepare resident apartments/rooms for move-ins, transfers, and renovations.
• Assist with moving furniture, equipment, and supplies as needed.
• Maintain exterior areas, including entrances, sidewalks, lighting, and other assigned areas.
• Assist with emergency maintenance situations and participate in the on-call rotation as assigned.
• Maintain maintenance tools, equipment, shops, and storage areas in a clean, safe, and organized condition.
• Maintain accurate records of work orders, inspections, preventive maintenance, and completed repairs.
• Follow applicable safety procedures, including proper use of tools, equipment, chemicals, and personal protective equipment.
• Follow infection prevention procedures when working in resident areas.
• Communicate professionally and respectfully with residents, families, visitors, vendors, and coworkers.
• Coordinate with other departments to minimize disruption to residents while completing repairs.
• Assist contractors and vendors as directed by the Maintenance Director.
• Participate in required safety training, meetings, and in-service education.
• Perform other duties as assigned.
