POSITION SUMMARY: Working independently, coordinating building projects as necessary for the Facilities department and internal customers. Provide coordination of internal projects for improvements, repairs, and remodels to building and associated areas. This position may require a specific license applicable to the assigned facilities area. May supervise, lead, or provide work direction on projects to technicians, groups of employees involved in facilities maintenance functions. Responsibilities and Accountability: Develops and provides technical guidance and training for lower level trades or facilities personnel in the maintenance of equipment, trouble shooting procedures, and the use of the documentation system. Acts as a technical mentor to lower level trades personnel in related area of expertise, as well as scheduling projects in the department. Engineers, designs, documents, and implements projects. Works independently. Responsible for making technical, budgeting, and scheduling decisions with limited supervisory input. Decisions may represent substantial cost or investment by the company. Maintains regular contact with other departments, outside vendors, contractors, and local municipalities. Assists engineers, supervisors, project managers, and other trades personnel by providing technical support to problem solving, new installations, and improvements or repairs to new or existing building systems. Inspects own work and the work of lower level trades personnel and contractors for compliance to drawings, schematics, sketches, or verbal instructions. Selects and orders material or components of a significant monetary amount necessary for projects, repairs, and inventory. Establishes preventive maintenance programs for equipment and systems, to include existing and new installations. Responsible for providing and assisting in originating methods and procedures to meet regulatory requirements and accountability reports, to include marked drawings showing building changes. Nonstandard work hours to include weekends may be required. Abides by and adheres to all normal safety or security rules and regulations. May handle, collect, label, and/or transfer hazardous chemical waste following established procedures and guidelines. May operate material handling equipment. May be responsible for leading or providing work direction of other facility, technical personnel, and/or contractors. Maintains knowledge of changes in the relevant trades field(s). Holds any required current trades licenses. Keeps abreast of changing technologies and standards in all trades fields and especially those specific to area of expertise. Performs other duties as required or assigned, which are reasonably within the scope of the duties listed above. Required Education and Qualifications: Requires high school graduate or equivalent. Requires 7-10 years of experience in large facilities including manufacturing facilities and/or completion of post secondary level courses or programs specific to the field(s). Must have basic computer skills, as well as some computer aided design (CAD) software applications and be able use at times Maintains all necessary permits and ensures compliance in those areas. Works with required municipal agencies on code interpretations to avoid conflict. Ability to obtain a general contractors license. Requires comprehensive knowledg of all areas of building construction including, but not limited to, electrical, plumbing, and HVAC. Requires the possession and maintenance of a valid state trades license. Requires significant experience in a variety of the trades. Requires high degree of demonstrated leadership skills and good employee relation skills. Ability to establish, schedule, and manage budgets for projects. Ability to design, calculate, size, install, repair, and troubleshoot building systems and equipment. Ability to comprehend, produce, and interpret drawings, schematics, sketches, or verbal instructions to accomplish objectives. Ability to effectively respond to problems and adapt to changing priorities. Ability to effectively delegate responsibilities to others, as appropriate, given the skills sets of lower level trades assistants.
