Employment: W-2 hourly employee through LM Staffing
Location: Nationwide- Special Focus on (Denver Colorado- Alburquerque New Mexico- Salt Lake City Utah)
Pay: $25.00 per hour
Gas Stipend: $100 per week for work-related vehicle use; tax treatment subject to applicable reimbursement requirements
Schedule: Based on available staffing assignments and client needs; full-time schedules and a minimum number of hours are not guaranteed. Weekend and emergency/on-call coverage may be assigned.
Reports to: Assigned Maintenance Supervisor or Director of Maintenance

Position Overview

LM Staffing is a staffing company that places employees on available client assignments. We are seeking dependable, skilled Maintenance Service Technicians to support Leasing & Maintenance Sensation (LMS). Technicians will diagnose and repair maintenance issues in occupied rental homes, apartment communities, commercial properties, and vacant properties while delivering professional resident service.

This position supports LMS’s transition from contract labor to an hourly employee workforce. Technicians receive assigned schedules and work orders, follow LMS service procedures, and record all time worked accurately.

Essential Responsibilities

  • Diagnose and repair routine plumbing, electrical, water heater, HVAC, irrigation, and garage door issues within the technician’s training, authorization, and applicable licensing requirements.
  • Perform general maintenance, including drywall repairs, painting, minor carpentry, doors, locks, hardware, fixtures, and other assigned property repairs.
  • Complete preventive maintenance, property inspections, and make-ready tasks to prepare vacant homes and apartments for occupancy.
  • Inspect the reported problem, identify its likely cause, and submit a clear diagnosis with a repair plan, required parts, supplier information, and estimated costs.
  • Obtain required approval before additional work, purchases, or replacements; promptly escalate repairs requiring a licensed specialist or work outside the assigned scope.
  • Follow approved dispatch routes and appointment windows, contact residents the same day an order is assigned during the scheduled shift, and keep dispatch informed of arrival times, delays, and access problems.
  • Contact dispatch upon arrival before entry; follow resident access procedures and obtain the six-digit LMS start and completion OTP when required.
  • Upload clear before, during, and after photographs; document findings, labor performed, parts used, receipts, and final equipment operation in the LMS portal or Service Tech app.
  • Update work orders throughout the assignment and close completed orders accurately before the end of the shift.
  • Source or order approved parts promptly, generally the same day when available; coordinate return visits with dispatch and report supplier delays immediately.
  • Complete each work order within the time assigned by LMS dispatch or the supervisor. Immediately report barriers to completion, including parts, approval, access, or safety issues.
  • Technicians are required to complete four work orders during each eight-hour workday while meeting LMS safety, quality, and documentation standards. Escalate any issue that could prevent completion to the supervisor promptly.
  • Drive a personal car to each assigned work order and for authorized work-related parts pickups and return visits.
  • Respond to assigned follow-up and warranty calls, including LMS’s 30-day workmanship warranty, and prioritize recall response within 24 hours as directed.
  • Test repairs, clean the work area, protect resident belongings, and secure the property before leaving.
  • Maintain tools, equipment, assigned inventory, and company property; follow safety procedures and report injuries, hazards, or property damage promptly.
  • Wear approved uniforms and identification, maintain a professional appearance, and treat residents, clients, and coworkers respectfully.

Staffing Assignments and Schedule Availability

Employment through LM Staffing does not guarantee a full-time schedule, 40 hours per week, or a minimum number of work hours. Schedules and assignments depend on client demand, available work orders, and staffing needs and may vary from week to week. The requirement to complete four work orders applies to an assigned eight-hour workday and does not guarantee an eight-hour shift or daily assignment.

Hourly Employment and Timekeeping

  • Record all time worked, including service calls, required documentation, meetings, training, parts pickups, travel between assignments, and follow-up repairs.
  • Follow assigned schedules, timekeeping procedures, and overtime approval requirements; report all hours actually worked.
  • Coordinate workload and route changes with the supervisor. Productivity is evaluated alongside repair complexity, travel, safety, documentation, and quality.
  • Follow-up and warranty work are assigned employee duties and must be recorded as work time.
  • Pay is $25.00 per hour, with a $100 weekly gas stipend for work-related use of the technician’s personal car. Tax treatment is subject to applicable reimbursement requirements.
  • Tool arrangements and any benefits will be outlined in the employment offer and applicable policies.

Qualifications

  • At least two years of residential or multifamily maintenance experience preferred, or equivalent relevant technical training and demonstrated skills.
  • Working knowledge of general property maintenance and safe use of hand and power tools.
  • Must have a valid driver’s license, a reliable personal car, and current automobile insurance covering required work-related vehicle use. Technicians must use their personal car to travel to each assigned work order.
  • Must have a working smartphone with an active data plan and the ability to use it for LMS dispatch, resident communication, photographs, digital work orders, OTP verification, and timekeeping.
  • Strong troubleshooting, organization, communication, and resident service skills.
  • High school diploma or GED preferred; trade school training or maintenance certifications are a plus.
  • Appropriate EPA Section 608 certification required for assigned work involving regulated refrigerant handling; other licenses or certifications required when applicable to assigned duties.

Physical Requirements and Work Environment

Ability to perform the essential duties with or without reasonable accommodation, including standing, walking, bending, kneeling, using ladders, and moving tools and materials. Work may occur indoors and outdoors in varying weather conditions. Use team assistance or suitable equipment when moving heavy or bulky items.
