Summary
Responsible for the maintenance and repair of (1) structures, systems, and fixtures; (2) vehicles, machinery, and equipment, and (3) ROI grounds, by performing the following duties.
Duties
- Repairs and maintains the physical structure (exterior and interior) of all ROI buildings, systems and fixtures including but not limited to:
- Heating and A/C (including filters)
- General carpentry
- Painting
- Electrical systems (including all electrical boxes and utility outlets)
- Windows
- Tile work
- Flooring
- Walls and doors
- Water and plumbing systems
- Fences, gates, and walkways.
- Insures vacant units are made ready for occupancy in the timely manner (generally within three (3) business days), including repairs, cleaning and painting.
- Maintains ROI grounds, according to specifications, including:
- Cutting lawn; (if requested)
- Trimming and edging around walks, flower beds, and walls;
- Pruning shrubs and trees to shape and improve growth or remove damaged leaves, branches, or twigs;
- Spraying lawn, shrubs, and trees with fertilizer, herbicides, and insecticides;
- Weeding flowerbeds, raking and bagging or burning leaves;
- Cleaning grounds and removing litter;
- Spreading sand on public passageways to prevent ice buildup;
- Planting grass, flowers, trees, and shrubs;
- Watering lawn and shrubs; and
- Cleans out drainage ditches and culverts.
- Properly operates, maintains and repairs vehicles, machinery, equipment such as lawn mower, gas trimmers and blowers, and power/hand tools.
- Keeps the maintenance shop, materials, equipment and tools organized, inventoried, and in good operating condition.
- Sharpens tools such as blades, weed cutters, edging tools, and shears.
- Implements and documents routine maintenance for vehicles, major systems, equipment and tools.
- Minimizes use of outside contractors and/or labor but when authorized monitors their work.
- Works with house managers in responding to the special needs of the group homes.
- Works with the safety committee and responds to its findings and recommendations.
- Complies with all ROI policies and procedures.
- Assists the Chief Operating Officer with any inspections, as requested.
- Completes all work orders and paperwork assigned by the Chief Operating Officer.
- Keeps the Chief Operating Officer informed about the nature and extent of any work performed, complaints, problems or other maintenance-related issues.
- Performs such other duties as assigned by the COO/HR Director.

Education and/or ExperienceHigh school diploma or GED, with at least three years’ experience working in the building trades,
grounds keeping or general repair. One year of college may be substituted for one-year experience.
Certificates, Licenses, RegistrationsMust maintain current Alabama driver’s license and successfully pass criminal history record check
and TB screening.
