Position Summary: The Maintenance Technician performs maintenance functions in the community, including rental units, residential common areas, office, grounds and parking lots. Requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.
Main Job Responsibilities:
Painting
Interior/exterior maintenance
Lawn care
Snow removal
Replacement of lights
Plumbing
Electrical work
Roof repairs
HVAC system maintenance
Appliance evaluation and repair
Relocation of furniture/fixtures, etc.
Cleaning
Complete "turnover" of vacant apartments
Inform Maintenance Supervisor of activities and bring solutions forward
Complete all resident and site work orders as directed
Schedule and oversee vendor work, when assigned
Complete and submit all required paperwork in an accurate and timely manner
Follow and adhere to all Wingate Companies' policies, practices and procedures
Regularly assess the property for safety and loss prevention
Safely operate power equipment and hand-held tools such as snow blowers, leaf blowers or a power drill
Follow Company maintenance policies and procedures at the property
Perform any and all tasks as assigned by manager/supervisor
Interact respectfully with other clients, visitors, organization staff and/or external contacts to offer ideas, identify issues, obtain information or deliver services
Provide a high level of customer service to internal and external customers in a professional, service-oriented, respectful manner using skills in active listening and problem solving
Essential Skills and Abilities:
Basic familiarity with computers. Navigate at a basic level within web-based applications.
Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions
Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in Basic English with clients, visitors and organization staff in response to routine questions
Basic knowledge of fundamental concepts, practices and procedures with the ability to use in routine situations. Specialized knowledge not required.
General knowledge of electrical, plumbing, appliances and HVAC
Excellent customer service skills
Possess good communication and interpersonal skills
Decision Making: Decisions are based on specific instructions, standard practices and established procedures which generally require little or no supervision
Problem Solving: Problems are routine, somewhat repetitive and generally solved by following clear directions and procedures and by identifying opportunities for process improvements
Independence of Duties: Work is monitored by supervisor/manager. General instructions and procedures are provided.
Flexibility/Adaptability: Work is fairly routine from day to day. Employee follows a set pattern with any changes being communicated by supervisor.
Available to respond to weather, environmental or emergency maintenance calls after normal working hours
Ability to participate in the emergency on-call rotation is required
