Maintenance Technician II

Locations: Parkside at Boulevard (Orangeburg, SC) & Morgan Lane (North, SC)

Position Summary Along with the Community Manager the Maintenance Technician II is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for an apartment community. Responsible for helping maintain an adequate inventory of supplies for repairs and monthly maintenance budget monitoring. This position could present the option to be promoted to Maintenance Supervisor. The Maintenance Technician II position must be flexible and able to work varied schedule, including weekends, on-call and some holidays as required.

Essential Responsibilities

Perform general apartment and community maintenance, repairs, and preventive maintenance. Complete service requests and prioritize emergency work orders. Assist with apartment inspections, move-in/move-out assessments, and make-ready scheduling. Prepare vacant units for occupancy, including coordinating repairs, cleaning, and appliance replacement. Repair and maintain HVAC, plumbing, electrical, appliances, drywall, pools, and related systems. Conduct daily property inspections to identify maintenance needs and safety hazards. Maintain community grounds, curb appeal, and common areas. Coordinate vendor services, warranty work, and quality control activities. Assist with inventory management, supply ordering, and budget monitoring. Respond to emergencies including weather-related events, fires, floods, and freezes. Assist other communities as needed. Participate in company and industry training programs. Support and guide Maintenance Technician I staff or apprentices when assigned. Perform other duties as assigned.

Knowledge, Skills & Abilities

Ability to complete all aspects of apartment make-ready work. Strong troubleshooting skills for HVAC, plumbing, electrical, appliances, and building systems. Ability to prioritize multiple tasks and work independently. Strong communication, customer service, and interpersonal skills. Attention to detail, professionalism, and confidentiality. Team-oriented with a strong work ethic. Experience using common maintenance tools and equipment, including hand tools, gauges, leak detectors, pressure washers, paint sprayers, recovery machines, plumbing equipment, and appliance repair tools.

Qualifications

Minimum 3 years of general maintenance experience or 2 years of multifamily/apartment maintenance experience. Prior apartment maintenance experience required. Valid drivers license and reliable transportation for service calls. EPA/Freon Recovery Certification (Type I & II or Universal) required. High school diploma or equivalent required; trade school or related education preferred. CAMT, CPO, HVAC, plumbing, electrical, first aid, or related certifications preferred. Painting experience preferred.

Physical Requirements

Frequent standing, walking, bending, climbing, lifting, and carrying materials/equipment weighing 50+ pounds. Ability to work indoors and outdoors in varying weather conditions. Ability to safely operate power tools, machinery, and maintenance equipment. Must be able to wear required personal protective equipment (PPE).

Working Conditions Work is performed throughout the property in both indoor and outdoor environments. Overtime, after-hours service calls, and on-call responsibilities may be required.
