Maintains equipment and performs repairs on equipment on a regular and as needed basis throughout the community in a manner consistent with the Montereau mission, vision, and values.

Essential Functions/Duties/Responsibilities:
Maintain equipment and perform repairs including plumbing, minor electrical, and HVAC in assigned residences and common areas.
Order supplies and equipment authorized by the Community Services Manager.
Maintain materials, tools, and equipment in good working order.
Maintain and keep updated records in the electronic work order system.
Assist with testing and responding to fire alarms and emergency generator systems.
Perform monthly maintenance checks of building, grounds, and facilities. May assist inspectors and contractors in the testing, inspection, or repair of equipment, utility/emergency systems, and structure.
Assist with snow removal and salting to ensure all walkways are passable and safe.
Perform other related functions as required or as assigned.

General knowledge of electrical, plumbing, and HVAC systems.
Basic computer skills to utilize the electronic work order system via iPad or computer.

Education and Experience:
One year of general maintenance experience is preferred.
High school diploma or an equivalent combination of education, training and experience is required.
Valid state driver license is required.
Physical Requirements:
An extensive amount of standing, walking, kneeling, bending at the waist, and reaching above the head and shoulders.
Ability to routinely lift and push up to 25 pounds and occasionally lift up to 50 pounds.
Frequent use of ordinary communication, including normal levels of hearing and vision, including both near and far seeing, color discrimination, field of vision, and depth perception.
