HOA Maintenance Technician / Porter
Full-Time | $28.00 per Hour | Weekends & Holidays as Scheduled
Location: Dripping Springs / Austin Area, Texas

Lifetime HOA Management is looking for a dependable, motivated, and hands-on Maintenance Technician / Porter to help maintain one of our premier Homeowners Associations. What You'll Do
As a valued member of our team, you'll help maintain the appearance, safety, and functionality of community facilities and common areas through preventive maintenance, porter services, and light repair work.
Community Appearance & Grounds Care
- Perform daily inspections of community common areas, sidewalks, amenities, pavilions, playgrounds, sports courts, mail kiosks, gates, lighting, and gathering spaces.
- Remove litter and debris while maintaining clean, attractive, and welcoming surroundings.
- Blow leaves, grass clippings, dust, and debris from sidewalks, hardscape areas, pool decks, and high-traffic locations.
- Clean picnic tables, benches, BBQ grills, and outdoor seating areas.
- Inspect and maintain public restrooms for cleanliness, supplies, odors, and proper operation.
Pool, Splash Pad & Recreation Areas
- Assist with maintaining pool decks, splash pads, and surrounding amenities during pool season.
- Organize and inspect pool furniture after resident use and community events.
- Support upkeep of playgrounds, baseball fields, pavilions, dugouts, bleachers, and recreation areas.
- Identify and report trip hazards, damaged fencing, loose nets, standing water, and safety concerns.
Preventive Maintenance & Repairs
- Perform routine inspections and light repairs involving:
- Plumbing
- Electrical lighting systems
- HVAC-related equipment
- Doors, locks, hinges, gates, and hardware
- Restroom fixtures and accessories
- Signage and community amenities
- Complete touch-up painting, caulking, cosmetic repairs, and sealant applications.
- Inspect gutters, drainage systems, roof edges, splash blocks, and building exteriors for maintenance needs.
- Utilize hand tools, electrical testing equipment, and mechanical tools to troubleshoot maintenance issues.
- Read basic diagrams and schematics when performing repairs.
Cleaning & Seasonal Projects
- Pressure wash sidewalks, pool decks, splash pads, pavilions, monument signage, bathrooms, and other high-use surfaces.
- Deep clean amenity buildings, meeting rooms, windows, storage areas, vents, and restrooms.
- Assist with storm preparation, storm cleanup, seasonal maintenance projects, annual community refreshes, and special events.
Inventory & Resident Service
- Maintain maintenance logs and report completed work, supply usage, deferred repairs, and vendor recommendations.
- Monitor inventory levels of maintenance supplies, paint, bulbs, cleaning products, PPE, propane, tools, and equipment.
- Provide friendly, professional customer service while interacting with residents, Board Members, vendors, lifeguards, and management.

Preferred Experience
- HOA or Apartment Maintenance
- Commercial or Residential Property Maintenance
- Facilities or Building Maintenance
- Groundskeeping or Porter Services
- Janitorial and Deep Cleaning
- Parks, Recreation, or Municipal Maintenance
- General Repairs and Preventive Maintenance Programs
Technical Skills
Experience with one or more of the following is preferred:
- Plumbing repairs
- Electrical troubleshooting
- Lighting systems
- HVAC maintenance
- Carpentry
- Painting and drywall touch-up
- Pressure washing
- Caulking and cosmetic repairs
- Preventive maintenance programs
- CMMS or work-order systems (preferred)
- PLC or advanced electrical knowledge (a plus, but not required)
Physical & Schedule Requirements
This is an active outdoor position requiring the ability to:
- Work in Texas heat, humidity, rain, wind, and changing weather conditions.
- Stand, walk, bend, kneel, climb stairs, reach, lift, push, and pull throughout the workday.
- Safely lift maintenance supplies, tools, equipment, trash, and propane tanks.
- Work around pools, splash pads, recreational facilities, sports courts, sidewalks, pavilions, and community amenities.
- Work weekends, holidays, special events, pool season schedules, and storm-response periods as needed.
- Maintain a valid driver's license and reliable transportation.
