Position Summary

The Maintenance Technician is responsible for maintaining the overall appearance, safety, and functionality of the apartment community. This role performs general maintenance repairs, prepares vacant units for new residents, and responds to service requests in a timely and professional manner.

The ideal candidate is dependable, customer-focused, and experienced in apartment or building maintenance.

Key Responsibilities

Maintenance & Repairs

  • Complete routine maintenance and resident service requests efficiently and professionally.
  • Troubleshoot and repair plumbing, electrical, HVAC, appliance, and carpentry issues.
  • Perform preventive maintenance to ensure community systems operate safely and efficiently.
  • Maintain building exteriors, common areas, and grounds as needed.

Apartment Turns

  • Prepare vacant apartments for new move-ins.
  • Complete painting, drywall repairs, fixture replacements, cleaning, and minor renovations.
  • Ensure all units meet company quality and safety standards before occupancy.

Community Maintenance

  • Inspect community buildings and grounds for maintenance needs and safety concerns.
  • Assist with seasonal maintenance, including snow removal and general exterior upkeep, when applicable.
  • Maintain inventory of tools, equipment, and maintenance supplies.

Resident Service

  • Provide excellent customer service while interacting with residents.
  • Communicate professionally regarding maintenance requests and repair timelines.
  • Respond to emergency maintenance calls and participate in the on-call rotation, if required.

Safety & Compliance

  • Follow OSHA standards and company safety policies.
  • Maintain accurate records of completed work orders and preventive maintenance.
  • Ensure compliance with all property and maintenance regulations.

Qualifications

Required

  • High school diploma or equivalent.
  • At least one year of maintenance experience in apartment, residential, commercial, or facilities maintenance.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Ability to safely use hand and power tools.
  • Strong troubleshooting and problem-solving skills.
  • Excellent communication and customer service abilities.
  • Valid driver's license and reliable transportation may be required.

Preferred

  • EPA Universal or Type II Certification.
  • HVAC certification or additional skilled trade certifications.
  • Previous multifamily apartment maintenance experience.
  • Bilingual (English/Spanish) is a plus.
