What you'll be doing:

The Maintenance Technician performs skilled work in the installation, operation, maintenance, modification, service, and repair of all assigned tasks that are within the general maintenance field by using the developing knowledge, ability, and skills and desire for growth of an appropriate technician.

What you'll be responsible for:

  • Complies with all applicable codes, regulations, governmental agency and company directives related to property operations and work safety and completes all assigned safety training and classes required.

  • Develop and maintain good business relationships:

  • understand and utilize punctuality and dependability to satisfy team and tenant needs;

  • develop reliable tenant and vendor points of contacts;

  • understand tenant needs to provide a more productive service;

  • keep work area and appearance clean at all times.

  • Inspect and maintain general maintenance items as directed including but not limited to the following, possessing an understanding in each:

  • lighting and plumbing repairs;

  • monthly light inspections;

  • door hardware and locks;

  • minor painting and wall repairs;

  • visual roof inspections;

  • exterior property inspections and trash removal.

  • Reviews assigned work orders, orders necessary materials and supplies to complete the task and complete work order.

  • Be an integral part of a team:

  • shows positive can-do attitude at all times;

  • performs other duties as assigned;

  • assist Maintenance Supervisor and/or Property Manager when needed;

  • be on-call once every 5 weeks.

What we need from you:

  • High school diploma or GED and one to two years of experience or equivalent combination of education and experience required.
  • Ability to utilize a desktop computer and PDA for work order systems, emails and company safety training programs.
  • Basic skills with Microsoft Office Outlook, Excel, and Word are required.
  • Ability to read, analyze, and interpret professional journals, technical procedures, and governmental regulations.
  • Ability to write reports, and business correspondence.
  • Ability to effectively communicate with and present information to all employees, tenants, contractors, vendors, partners, and other divisions.
  • Ability to work with mathematical concepts such as addition, subtraction, multiplication, division, fractions, percentages, ratios, and proportions.
  • Valid driver's license required to operate company and/or private vehicle to pick up supplies/parts and/or travel to other Childress Klein locations or meeting locations.
  • Reliable transportation is required at all times and the employee must be willing to take calls and report to work at any hour of the day or night.
