Maintenance Technician II

Position Summary

The Maintenance Technician II is responsible for maintaining, repairing, and troubleshooting building systems and equipment throughout the school division. This position requires a highly skilled individual with broad experience in building maintenance trades, including HVAC, electrical, plumbing, carpentry, and general facility maintenance. The technician plays a critical role in ensuring safe, comfortable, and efficient learning environments for students and staff, with a strong emphasis on HVAC system operation, maintenance, and repair.

Essential Duties and Responsibilities

HVAC Systems

• Perform preventive maintenance, troubleshooting, repair, and installation of heating, ventilation, and air conditioning (HVAC) systems.
• Monitor and maintain HVAC controls, thermostats, and building automation systems.
• Diagnose and repair mechanical and electrical issues related to HVAC equipment.
• Maintain records of inspections, repairs, and preventive maintenance activities.
• Ensure HVAC systems operate efficiently and comply with applicable codes and regulations.

General Maintenance

• Perform routine and emergency repairs to school facilities and grounds.
• Troubleshoot and repair plumbing, electrical, carpentry, and mechanical systems.
• Repair doors, windows, locks, ceilings, flooring, and other building components.
• Assist with renovation and construction projects as assigned.
• Conduct facility inspections to identify maintenance needs and safety concerns.

Safety and Compliance

• Ensure compliance with local, state, and federal regulations related to facility operations.
• Maintain a safe work environment and follow all safety procedures.
• Respond to emergency maintenance situations during and after normal work hours as needed.
• Properly use and maintain tools, equipment, and vehicles.

Communication

• Work collaboratively with school administrators, staff, contractors, and vendors.
• Respond promptly to maintenance work orders and service requests.
• Communicate effectively regarding project status, repair timelines, and facility concerns.

Qualifications

Education and Experience

• Associate degree in HVAC, Building Maintenance Technology, Industrial Maintenance, or a related field preferred; or
• Minimum of five (5) years of progressively responsible experience in commercial, industrial, or institutional maintenance, including significant HVAC experience.
• Equivalent combinations of education, training, and experience may be considered.

Knowledge, Skills, and Abilities

• Extensive knowledge of HVAC systems, controls, troubleshooting, and repair.
• Working knowledge of electrical, plumbing, carpentry, and general maintenance practices.
• Ability to read and interpret blueprints, schematics, and technical manuals.
• Knowledge of applicable building codes and safety regulations.
• Ability to diagnose problems and implement effective solutions.
• Strong organizational, communication, and customer service skills.
• Ability to work independently with minimal supervision.

Certifications (Preferred)

• EPA Section 608 Certification.
• HVAC certification or journeyman-level credentials.
• Valid Virginia Driver''s License with an acceptable driving record.

Physical Requirements

• Ability to lift and carry up to 75 pounds.
• Ability to climb ladders, work from elevated platforms, and access confined spaces.
• Ability to stand, walk, bend, kneel, and perform physical labor for extended periods.
• Ability to work indoors and outdoors in varying weather conditions.

Terms of Employment

• Twelve-month position.
• Salary and benefits established by the School Board.
• Subject to background checks and other employment requirements as established by Mecklenburg County Public Schools.

Evaluation

Performance will be evaluated annually in accordance with School Board policy and administrative procedures.
