Job Title: Maintenance Technician II

Position Summary:
Under the general supervision of the Facilities Manager, the Maintenance Technician II is responsible for performing a wide range of duties related to the upkeep and functionality of company-owned facilities, including interior and exterior structures and equipment. Duties include, but are not limited to, commercial HVAC and refrigeration maintenance, plumbing, carpentry, painting, plastering, electrical servicing, lawn maintenance, equipment installation, troubleshooting, and preventive maintenance. EPA 608 Universal Certification and proven commercial HVAC experience are required for this role. This position may require weekend and after-hours availability.
Principal Accountabilities/Responsibilities:
- Inspect, diagnose, repair, and perform scheduled preventive maintenance on commercial HVAC systems including rooftop units, split systems, package units, air handlers, and exhaust fans
- Service, troubleshoot, and maintain refrigeration equipment including medical-grade refrigeration units, walk-in coolers, and related systems
- Perform refrigerant handling, recovery, and recharge in full compliance with EPA 608 regulations
- Conduct facility inspections and prepare and submit condition reports with recommended corrective actions
- Perform preventive maintenance on all building systems and equipment in compliance with regulatory safety codes and manufacturer specifications
- Perform general interior and exterior maintenance and manual repairs including plumbing, carpentry, painting, and minor electrical work
- Respond to and resolve urgent and corrective repair requests in a timely and professional manner
- Collaborate with quality system internal audits to support review of physical structures and mechanical systems
- Coordinate with outside vendors and contractors when work exceeds in-house scope; inspect and verify completed vendor work
- Support after-hours building needs and emergency calls as necessary
- Maintain accurate maintenance logs, work order records, and equipment service histories
- Operate and maintain company vehicles and equipment responsibly
- Determine and procure supplies and equipment needed to perform duties
- Deliver supplies and materials throughout the organization as needed
- Maintain patient confidentiality in accordance with HIPAA and organizational policy
- Demonstrate continuous effort to improve operations, streamline work processes, and work collaboratively to provide quality service
- Comply with all organizational policies and procedures
- Participate in and complete required training essential to the job function
- Perform other duties as related to the position
Education & Experience:
- Associate degree from an accredited institution preferred; or a combination of a high school diploma/GED and a minimum of 3 years of proven experience in a similar commercial maintenance role
- Minimum of 3 years of hands-on commercial HVAC and refrigeration maintenance experience required; experience in a healthcare or medical facility strongly preferred
- EPA 608 Universal Certification required (must be current and valid)
- HVAC certificate or technical training from an accredited program required
- Additional certifications in building maintenance technology, electrical systems, or plumbing are a plus
- Familiarity with Joint Commission or other healthcare facility compliance standards preferred
- Must be able and willing to travel within the company service area

Physical Demands
- Prolonged periods of standing, walking, stooping, and squatting throughout the workday
- Must be able to lift, carry, and position equipment up to 50 pounds

- Must be able to work in varying environmental conditions including heat, cold, and outdoor settings
