Job Overview:
 
The job of a Maintenance Technician II involves repairing, servicing and up keep of all areas and systems of a facility and open space. This role is of immense significance in the upkeep and maintenance of buildings, electrical, gate operators, barrier arm operators, telephone entry systems, trails, streets and painting. The Maintenance Technician II should be a good team player and have the ability to effectively manage time, meet deadlines and coordinate work functions with fellow workers.
 
Compensation: $20-22/hr
 
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
 
Your Responsibilities:
  • Responsible for alerting the Facility Supervisor of any unusual occurrence and/or damage that have taken place or that may occur.
  • Maintain a daily, weekly and monthly inspection and maintenance record of buildings, exterior lighting, trails, streets and any other assigned area. 
  • Report defects, damages and malfunctions of any kind to the Supervising Authority.
  • Perform preventative maintenance duties using hand tools, power tools, welders and diagnostic tools as assigned.
  • Responsible for maintaining and deploying solar powered Radar Signs within the site and maintaining a log of the locations. 
  • Perform digging planting, lifting, difficult electrical duties and building repair as directed by a Supervisor.
  • Maintain and repair trail system, signs, paint and any other special projects as may be determined.
  • Maintain equipment and repair power equipment using mechanics tools.
  • Complete grounds work as directed by the Supervisor which may include picking up trash, sweeping curb and sidewalk areas and maintaining landscape beds and other areas.
  • Diagnoses problems, disassemble components, clean, lubricate, repair or replace parts.
  • Perform routine gate operator maintenance duties, including inspecting and repairing mechanical arms, limit switches, clutches, belts, gears, chains and all components prone to wear or damage.
  • Perform minor fabrication and welding duties such as layout, position, align and secure steel components using processes such as flux core or wire feed arc welding.
  • Respond to and complete work order requests.
  • Other miscellaneous duties as required

Skills & Qualifications:

  • Work from written work orders, verbal instruction and minimal direct supervision
  • Identify defects, damages and malfunctions of any kind, diagnose problems, and immediately repair those items to the proper function.
  • Ensure the upkeep and maintenance of all areas of the facility and open space
  • Maintain the trail system as required
  • Inspection and repairs of all gate related components including telephone entry system, gate operators, barrier arm operators and signal sending/receiving devices.
  • Perform welding of components in flat, vertical or overhead positions.
  • Replace washers, faucets and seals on malfunctioning plumbing equipment; repair leaky faucets and clean clogged drains.
  • Performs routine to difficult carpentry duties such as installation of wood fence materials, wooden pedestrian bridge repairs and trellis structure repairs.
  • Regular inspection of all electrical, mechanical, and other equipment of the facility.
  • Inspect, repair or replace broken or burnt out bulbs, ballasts, magnetic locks, pedestrian keypads and gate operator components.
  • Maintain the cleanliness and hygiene of the work areas
  • Painting any item as assigned using an airless sprayer or brush and roller.
  • Repair broken and missing wall caps and/or tile on sound walls using mortar or adhesive.
  • Perform debris removal on common areas and on streets
  • Assist in maintaining buildings the Association maintains
  • Requisitions materials, supplies and tools; may be approved to purchase materials
  • Clean area surrounding lake as directed
  • Performs other task as required and directed

Education & Experience:

  • High School Diploma or GED
  • 2 years of experience in the landscape maintenance field and irrigation management and repair
  • Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, residents, vendors, peers and supervisors.
  • Ability to prepare written reports and complete log sheets.
  • Bilingual Spanish helpful.

  • Must be able to lift 50 lbs. May be required to carry heavy equipment or materials up/down slopes and in uneven terrain for an extended distance
  • Must be able to move, bend, stoop, and push/pull as appropriate for this physical job
  • Must be able to stand and walk for extended periods of time, including walking on slopes or uneven surfaces.
  • Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time
  • Must have finger dexterity for typing/using a keyboard
  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.

Tools & Equipment Used:

  • Possession of, or ability to obtain, an appropriate valid California State Driver's License and state mandated vehicle insurance.
