Job Title: Maintenance Technician I

Job Description

The Maintenance Technician I supports the daily operations of a residential community by performing a wide range of facility and technical tasks. Under supervision, this role ensures that buildings, units, and common areas remain safe, functional, and well-maintained. The technician completes service requests, supports unit turns, and handles routine and preventative maintenance to meet established operating and safety standards.


Responsibilities


+ Ensure the physical condition of the community meets established operating and safety standards at all times.

+ Complete all service requests and repairs accurately, safely, and within required timeframes.

+ Seek approval for any repairs or replacements that exceed $1,000.00 before proceeding.

+ Administer turn-key operations by inspecting and preparing vacant units in a timely and efficient manner.

+ Maintain an organized and adequate inventory of supplies and tools necessary to service and maintain the property.

+ Purchase supplies as needed using the standard purchase order system and proper bidding procedures.

+ Coordinate and work with approved vendors as needed while adhering to the annual budget.

+ Maintain a preventative maintenance program designed to reduce emergency repairs and service requests.

+ Apply working knowledge of building systems, including building equipment, painting, drywall patching, plumbing, and other minor repairs.

+ Evaluate deficiencies such as excessive wear and troubleshoot minor electrical issues to determine appropriate corrective actions.

+ Perform snow removal when accumulation is less than 2 inches, including shoveling sidewalks and entryways and spreading salt.

+ Assist with additional tasks and projects as directed by the Community Manager to support overall team objectives.

+ Collaborate with the broader maintenance and property team to ensure a high level of resident satisfaction and property appearance.


Essential Skills


+ Experience performing residential maintenance, including on-site maintenance and unit turn work.

+ Hands-on skills in troubleshooting and repairing building systems and components.

+ Mechanical aptitude to diagnose and resolve basic mechanical issues.

+ Proficiency with HVAC, plumbing, and carpentry tasks in a residential setting.

+ Ability to perform painting and drywall patching to maintain unit and building appearance.

+ Capability to identify and evaluate excessive wear and minor building deficiencies.

+ Basic ability to troubleshoot minor electrical issues safely.

+ Strong organizational skills to maintain tools, supplies, and inventory in a ready state.

+ Ability to follow established purchasing procedures and work within budget guidelines.

+ Reliability in completing service requests and repairs correctly and on time.

+ Willingness and ability to perform snow removal, including shoveling and salting walkways.

+ Flexibility to participate in on-call rotations outside standard working hours.


Additional Skills & Qualifications


+ Previous experience in residential maintenance or a similar maintenance technician role.

+ Familiarity with preventative maintenance programs and scheduling.

+ Comfort working with vendors and contractors within defined budget parameters.

+ Strong communication skills to interact effectively with residents, supervisors, and team members.

+ Valid driver’s license and ability to travel between properties when required.

+ Comfort using personal transportation for work-related travel, with mileage reimbursement provided.

Work Environment


This position operates on a first-shift schedule, Monday through Friday, from 8:00 a.m. to 4:30 p.m. An on-call period begins at 4:30 p.m., with technicians participating in a rotating on-call schedule, typically every third week. Technicians receive a flat bonus for each week on call, regardless of whether they are called out, and are paid at 1.5 times their hourly rate for any hours worked while on call. One opening is based full-time at a single site Monday through Friday, while another opening splits time between a primary property on College Avenue for three days per week and travel between locations in Pennsylvania and Delaware for two days per week, with mileage reimbursed when using personal transportation. The work involves both indoor and outdoor tasks, including snow removal in light accumulation, and requires regular use of tools, building systems, and standard maintenance equipment in a residential community setting.
