Position Summary

The Maintenance Technician is responsible for the overall maintenance, repair, and upkeep of the apartment community. This position will handle resident service requests, preventative maintenance, apartment turns, inspections, and general property maintenance.

The ideal candidate is dependable, mechanically inclined, detail-oriented, and able to troubleshoot and resolve a variety of maintenance issues while providing professional customer service to residents.

Key Responsibilities

• Complete maintenance service requests in a timely and professional manner.
• Perform preventative maintenance throughout the community.
• Prepare vacant apartments for new residents, including unit turns and inspections.
• Troubleshoot and repair plumbing, electrical, HVAC, appliance, drywall, painting, and carpentry issues.
• Perform routine inspections of apartments, buildings, equipment, and common areas.
• Maintain grounds, amenities, and common areas to company standards.
• Respond to emergency maintenance requests as needed.
• Participate in an on-call rotation when required.
• Ensure all maintenance work is completed safely and in accordance with company policies and applicable regulations.
• Maintain accurate maintenance records and work orders.
• Assist with inventory management and organization of maintenance supplies.
• Communicate professionally with residents, vendors, contractors, and team members.
• Maintain a clean, safe, and organized maintenance shop and work areas.
• Assist the property management team with additional maintenance-related responsibilities as needed.

Qualifications

Required

• Previous apartment maintenance or related maintenance experience preferred.
• General knowledge of plumbing, electrical, HVAC, appliances, drywall, painting, and carpentry.
• Strong troubleshooting and problem-solving abilities.
• Excellent customer service and communication skills.
• Ability to work independently and as part of a team.
• Ability to lift up to 50 pounds and perform physical work, including bending, climbing, reaching, and standing for extended periods.
• Reliable transportation and dependable attendance.
• Ability to respond to emergency maintenance situations when required.

Preferred

• EPA Universal or Type II Certification.
• HVAC experience or certification.
• CPO (Certified Pool Operator) certification.
• Previous multifamily or apartment maintenance experience.
• Experience with property management maintenance software.
• Experience completing apartment turns and preventative maintenance programs.

Work Environment

• Indoor and outdoor work within a multifamily apartment community.
• Frequent interaction with residents, vendors, contractors, and team members.
• Physical work may include lifting, bending, climbing, kneeling, and standing for extended periods.
• Fast-paced environment requiring strong organization and time-management skills.
• On-call and occasional weekend availability may be required.
