Position Title: Maintenance Technician
Location: Monterey, CA
Reporting To: Manager of Maintenance Operations
Status: Non-Exempt, Full-Time
Salary: DOE $41-$50

EMPLOYEE OWNER POSITION PURPOSE:
Maintenance Technician III is a senior multi-trade technician and technical subject matter expert responsible for leading complex maintenance, repair, and construction projects. This position works independently, provides on-the-job mentorship to junior technicians, serves as the primary technical liaison on assigned projects, and ensures work is completed safely, efficiently, and to company quality standards.

JOB DUTIES AND RESPONSIBILITIES:
• Independently manage assigned projects from planning through completion.
• Perform advanced troubleshooting, repair, and preventative maintenance of building systems, including electrical, plumbing, HVAC, carpentry, drywall, painting, stucco, plaster, and general building components.
• Interpret blueprints, schematics, and technical drawings to diagnose issues and complete repairs.
• Develop scopes of work, material lists, labor estimates, and assist with bid development and proposals as needed.
• Mentor and provide technical guidance to lower-level technicians while coordinating project workflow.
• Perform rough-in and trim-out work for residential and commercial projects.
• Maintain and repair lighting, appliances, doors, windows, fences, railings, decks, sidewalks, gates, and other facility assets.
• Monitor and maintain HVAC equipment, generators, fire pumps, fire extinguishers, and other building infrastructure.
• Perform routine maintenance of pools, spas, filtration systems, pumps, heaters, and water chemistry in accordance with health and safety regulations.
• Maintain building exteriors, common areas, grounds, drainage systems, elevators, trash and recycling areas, and other shared facilities.
• Conduct routine inspections to identify safety, maintenance, or compliance issues and ensure timely resolution.
• Maintain inventory, work orders, inspection logs, and maintenance documentation.
• Maintain a clean, organized, and safe work environment while delivering exceptional customer service.
• Perform other duties and special projects as assigned.

Performance Expectations:
• Resolve complex building system failures using expert diagnostic skills.
• Exercise sound judgment and make critical field decisions with minimal supervision.
• Deliver projects safely, on schedule, and within budget.
• Provide leadership, coaching, and technical support to junior technicians.
• Maintain high standards of workmanship, professionalism, and customer service.

Qualifications:
• High school diploma or equivalent.
• Minimum of 7 years of progressively responsible experience in facilities maintenance, property maintenance, construction, or related skilled trades.
• Advanced knowledge of electrical, plumbing, HVAC, carpentry, painting, drywall, and general building maintenance.
• Experience performing residential rough-in and trim-out work.
• Ability to read and interpret blueprints, schematics, and construction documents.
• Strong troubleshooting, organizational, communication, and time management skills.
• Proficiency with Microsoft Outlook, Microsoft Word, and maintenance management software.
• Certified Pool Operator (CPO) certification preferred or willingness to obtain within 60 days of hire.
• Valid driver's license with an acceptable driving record and proof of insurance.

Leadership & Authority:
• Functions as the lead technical resource on assigned projects.
• Directs and mentors lower-level technicians and coordinates work assignments.
• Authorized to utilize all site tools and equipment and determine when additional labor resources are required.
• Oversee safe work practices and approves tandem work lower-level technicians.

Working Conditions:
• Authorized to work at all elevations, including rooftops, aerial lifts, and complex ladder setups while adhering to all safety requirements.
• Must be able to lift and carry equipment, climb ladders, work indoors and outdoors in varying weather conditions, and respond to emergency maintenance situations.
• Operates with a high degree of independence while maintaining compliance with company policies and OSHA safety standards.

SCHEDULE & TRAVEL:
• 8:00 am-4:30 pm. Flexible but the set schedule must include weekends for pool monitoring.
• This position may require occasional long hours to meet business needs, including being available for emergency needs
