Job Summary:

Audubon Property Management, LLC is seeking a dedicated, skilled, and customer-service-oriented Maintenance Technician to join our team at a residential property located in New Orleans, LA. This is a full-time, hands-on position responsible for maintaining the physical integrity, safety, and appearance of the property. The ideal candidate will bring a strong technical background, a proactive mindset, and a collaborative attitude to support a well-maintained and welcoming living environment for our residents.

Key Responsibilities:

As a Maintenance Technician, your responsibilities will include, but are not limited to:

  • HVAC Maintenance & Repair: Service and troubleshoot a variety of heating and cooling systems, including heat pump and forced induction systems. Support seasonal maintenance to ensure optimal performance and energy efficiency.
  • Plumbing, Electrical & Carpentry Work: Perform general repairs and maintenance of plumbing fixtures, electrical outlets and lighting, and basic carpentry tasks such as drywall, door hardware, and cabinetry.
  • Appliance Repair: Diagnose and repair common residential appliances, including ranges, dishwashers, refrigerators, washers, and dryers.
  • Painting & Surface Restoration: Perform interior and exterior painting, drywall patching, and other cosmetic repairs to maintain unit and property aesthetics.
  • Preventative Maintenance: Conduct routine preventative inspections and servicing of building systems and equipment to reduce downtime and prolong asset life.
  • Pool Care & Maintenance: Maintain and clean the pool and surrounding area, monitor chemical levels, and ensure compliance with local health and safety codes.
  • Emergency Response & On-Call Duties: Respond promptly to after-hours maintenance emergencies as part of an on-call rotation, including weekends and holidays as needed.
  • General Property Upkeep: Ensure the property is safe, clean, and well-maintained by addressing maintenance issues promptly and reporting any concerns to management.
  • Team Collaboration: Work closely with the Maintenance Director and other maintenance personnel to coordinate work assignments and maintain a consistent standard of excellence.

Required Qualifications:

  • 3–5 years of hands-on experience in building, property, or facilities maintenance.
  • Strong working knowledge of HVAC, plumbing, carpentry, electrical systems, and appliance repair.
  • Demonstrated ability to prioritize tasks and manage multiple responsibilities in a fast-paced environment.
  • Valid driver's license with reliable personal transportation.
  • Strong verbal and written communication skills; ability to interact professionally with residents, team members, and vendors.
  • High school diploma or GED equivalent required.
  • Must pass a background check.
  • Availability to respond to emergency calls and participate in a rotating on-call schedule.
  • Possession of basic hand and power tools required for daily tasks.
  • Positive attitude, strong work ethic, and a commitment to providing exceptional customer service.
