Job Summary

The Maintenance Technician is responsible for performing repairs, troubleshooting building systems, and completing preventative maintenance throughout the property. The Maintenance Technician helps maintain and improve the operating condition, safety, appearance, and overall quality of the property’s apartments, common areas, equipment, and building systems.

This position participates in the property’s on-call rotation and requires availability to respond to urgent maintenance issues outside of normal working hours, including HVAC, plumbing, electrical, flooding, weather-related, and other emergency conditions. The employee must be able to report to the property within the response time established by the company while assigned to on-call duty.

Due to the on-call requirements of the position, the employee is eligible to reside in an apartment at the property at a 50% reduction from the applicable rental rate, subject to the terms and conditions of the company’s employee housing program.

Essential Job Functions

On-Call Responsibilities

In addition to the essential job functions listed above, the employee will participate in the property’s on-call rotation and respond promptly to urgent maintenance, safety, and operational issues occurring outside of normal business hours. On-call responsibilities include, but are not limited to:

• Diagnose, troubleshoot, and address urgent HVAC issues involving heating, air conditioning, ventilation, thermostats, leaks, system failures, and related components. Take appropriate temporary or permanent corrective action to protect residents, property, and building systems, and coordinate additional support when necessary.
• Respond to emergency maintenance requests involving plumbing leaks, flooding, electrical issues, loss of essential utilities, malfunctioning equipment, and other conditions that may affect resident safety, habitability, or property operations.
• Complete emergency repairs when reasonably possible or stabilize the condition until permanent repairs, vendors, or additional maintenance support can be arranged.
• Respond to weather-related conditions winterization concerns, frozen pipes, water intrusion, and other storm-related property issues.
• Address acute apartment, building, or common-area cleaning needs resulting from emergencies, including flooding, sewage or water incidents, animal waste, broken glass, spills, or other health and safety concerns.
• Communicate promptly with residents, supervisors, property management, emergency personnel, and outside vendors regarding the nature and status of an on-call issue.
• Accurately document all on-call calls, time worked, actions taken, materials used, follow-up needed, and work completed in the company’s maintenance or timekeeping systems.
• Remain available and able to report to the property within the response time established by the company while assigned to the on-call rotation.
• Escalate situations that cannot be safely or fully resolved, require specialized expertise, present a significant risk to residents or property, or may result in substantial property damage.
• Perform follow-up work or communicate outstanding repair needs to the appropriate supervisor or next scheduled maintenance team.
