Job Overview:

The Maintenance Technician is responsible for ensuring the physical condition of the property is maintained to the highest standards. The role involves executing and overseeing repairs and implementing a preventative maintenance program. Customer service is primary, and associates must maintain a good relationship with the residents, co-workers and vendors. This is a part-time role that may develop into full-time, either at one or multiple properties.

Compensation: $25-30/hr

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client''s property, the salary or wage will also be premised upon the client''s directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

  • Perform a wide range of general maintenance and repair tasks across common areas and buildings. This work includes HVAC (basic maintenance, filter changes, diagnosing issues), Plumbing (general repairs and maintenance), Electrical (minor repairs and replacement of light fixtures and bulbs), Landscaping (general upkeep, blowing, pressure washing and possible turf maintenance), Carpentry and General Repairs (patching, painting) and Roof and Gutter Maintenance.
  • Working with the Community Administrator and Senior Community Manager, develop and execute a preventative maintenance program for all common area equipment and systems to maximize their lifespan and minimize future repair needs.
  • Coordinate and manage the work of external vendors and contractors for larger projects or specialized repairs, ensuring timely completion and quality work.
  • Conduct regular inspections of the property to identify maintenance needs, potential issues and liability hazards. Maintain a well-organized and safe maintenance shop in compliance with safety standards and OSHA guidelines.
  • Monitor maintenance expenses and manage inventory of supplies and equipment, staying within budget guidelines. Provide input to the Senior Community Manager for annual budgeting.
  • Be on call to respond to after-hours emergencies.
  • Maintain accurate records of all maintenance work performed. Communicate effectively with managers, residents and other associates regarding progress and issues
  • Other projects and opportunities may be deemed needed and appropriate for this position

  • Comprehensive knowledge and experience in general building maintenance, including HVAC, plumbing and basic electrical systems.
  • Familiarity and comfort with the use of power tools.

Education & Experience

  • Must have a minimum of a GED or High School diploma.
  • Must have 2-4 years of experience with property maintenance.
  • Experience in a residential or large scale project setting is a plus.

  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes.
  • Exposure to dust, noise, paint and primer fumes, cleaning chemicals, pollens and molds will be experienced.
  • Hours over and above normal office hours may be incurred
  • Consistent and regular attendance required
  • Normal schedule to be determined based on needs of the client and community
  • There will be occasions when it is necessary to work various evenings, weekends and holidays.

  • Other specific licenses or certifications may be required.

Travel

Local travel as needed.
