The Maintenance Technician is responsible for the building curb appeal, repairs, maintenance, emergency assessment, infrastructure and equipment, preventative maintenance schedule, security and facility management system. The ideal candidate will have strong building management background and knowledge of HVAC, electrical and fire safety and other maintenance and repair skills. Must be comfortable multitasking in a fluid environment and have basic maintenance and repair skills. The Facilities Manager will report directly to the Property Mgr.
Key Responsibilities include but are not limited to:
Maintain excellent working conditions and curb appeal of the facility
Performs and reports on daily, weekly and monthly property inspections and service to identify necessary repairs or additional servicing – while creating and managing the execution of associated work orders
Build and execute a seasonal property maintenance calendar
Respond to tenant issues, emergencies
Establish and coordinate all preventative maintenance for facility systems and common areas, roofs, parking lots and trash areas, maintaining accurate records and history
Establish monitoring and maintenance schedule to maintain optimal environmental standards and curb appeal
Prepare units for “make ready”, leasing, move outs
Responsible for monitoring security and access control systems and tracking reporting standards.
Responsible for the adherence to NJ regulations for Fire Suppression Systems and sprinkler system throughout each facility
Order, maintain and track office and cleaning supplies for the properties
Performs and reports on daily, weekly and monthly inspections to identify necessary repairs or additional servicing
Adhere to all company policies and maintain high ethical standards
Must be reachable 24/7 for facility emergencies
Manage the company provided fit out van, racking, tools and laptop.
Qualifications & Skills:
Team Player, able to work in a dynamic environment
Experience with Yardi and or other WO system
5-7 years of building maintenance or property management experience
Strong communication skills and the ability to provide clear and concise details regarding building issues
Hands On maintenance and repair skill set
Excellent multi-tasking skills with attention to detail
