We are seeking a dedicated and skilled Apartment Maintenance Technician to join our property management team. In this role, you will be responsible for maintaining the functionality, safety, and aesthetic appeal of residential apartment communities. The ideal candidate will possess a comprehensive understanding of building systems, mechanical and electrical repairs, and general maintenance practices. Duties

• Conduct routine inspections of apartment units and common areas to identify maintenance needs and safety hazards.
• Perform repairs and preventative maintenance on plumbing systems, electrical equipment, HVAC systems, and building interior components.
• Utilize hand tools, schematics, and electrical testing devices such as ohmmeters to diagnose issues accurately.
• Repair or replace facilities equipment including HVAC units, plumbing fixtures, electrical wiring, and mechanical components.
• Execute carpentry tasks such as installing or repairing doors, cabinets, and drywall; perform painting as needed for interior maintenance.
• Maintain accurate records of work orders, repairs performed, and parts used; ensure timely completion of all maintenance requests.
• Assist with facilities equipment maintenance including programmable logic controllers (PLCs), welding tasks, and other specialized systems.
• Support building interior maintenance efforts by addressing cosmetic repairs and ensuring compliance with safety standards.
• Collaborate with team members to prioritize tasks and ensure efficient workflow; demonstrate leadership when mentoring junior staff.
• Follow schematics and technical manuals to troubleshoot complex systems; utilize MRO (maintenance, repair & operations) procedures for optimal results.
• Maintain a clean and safe work environment while adhering to all safety protocols.

Experience

• Proven experience in residential or commercial property maintenance with a focus on plumbing, electrical work, HVAC repair, and general facilities upkeep.
• Strong mechanical knowledge complemented by hands-on experience with hand tools and electrical equipment repair.
• Familiarity with schematics, building interior maintenance techniques, and facilities equipment management.
• Experience working with programmable logic controllers (PLCs), HVAC systems repair, welding techniques, and plumbing system maintenance.
• Knowledge of maintenance painting techniques and proficiency in using ohmmeters for electrical diagnostics.
• Ability to read technical schematics and understand electrical wiring diagrams.
• Excellent customer service skills with the ability to communicate effectively in English across diverse audiences.
• Demonstrated leadership qualities with experience guiding or mentoring team members in a maintenance setting.
