Maintenance Technician — Multi-Site Property Management

Job Summary
\n
Responsible for the day-to-day maintenance, repair, and physical upkeep of a designated
\n
property(ies) of residential apartment buildings. Working independently or under the direction of
\n
a Regional Maintenance Technician Lead and Department Coordinators (VA); the Technician
\n
ensures all service requests are completed safely, efficiently, and to the company's high
\n
standard of quality. This role requires broad technical expertise and a commitment to prompt
\n
and courteous resident service across multiple properties across the IPS Portfolio.

Essential Duties and Responsibilities
\n
\n
Service Execution and Repairs
\n
- \n
- Execute scheduled and emergency service requests in tenant units and common
- \n
\n
areas for a Region of properties, including repairs in:
\n
- \n
- HVAC Systems: Troubleshooting, filter changes, and preventative maintenance.
- \n
- Plumbing: Repairing leaks, unclogging drains, replacing fixtures (faucets, toilets, garbage disposals), and basic water heater diagnostics.
- \n
- Electrical Systems: Replacing outlets, switches, light fixtures, ceiling fans, circuit breakers, ballasts, and troubleshooting basic circuit issues.
- \n
- Appliances: Diagnosis and repair of washers, dryers, dishwashers, refrigerators, ranges and ovens.
- \n
- Carpentry/Drywall: Basic repair of sheetrock, painting, patching, and minor framing/trim work.
- \n

- Complete routine inspections and preventative maintenance tasks as assigned (e.g., smoke and co detector, fire extinguisher checks, common area lighting checks, door maintenance, clearing downspouts).
- \n
- Perform unit turnover duties painting, glazing, general maintenance and repair work to ensure units are made market-ready promptly and correctly.

- Adhere to all safety protocols, including the proper use of Personal Protective Equipment (PPE) and strict compliance.

Documentation and Inventory
\n
- \n
- Accurately document all work performed in the property management software (work order system), detailing commute time, entry delays, fair housing issues, HR issues, administrative work, the diagnosis of the maintenance issue, parts used, hours spent, and final resolution.
- \n
- Communicate inventory needs to the Maintenance Lead, ensuring all necessary parts and materials for assigned tasks are available to minimize return trips and trips to stores.

- Basic maintenance tools should be in working condition at all times, to complete everyday WO’s, TO’s, SP’s including but not limited to Plumbing, Electrical, Painting, Carpentry, Drywall, and Cleaning.

Resident and Site Interaction
\n
- \n
- Provide professional, courteous, and timely service to all residents and staff during the execution of duties.
- \n
- Travel daily between assigned buildings within the Region to manage work order volume effectively.
- \n
- Participate in the rotational on-call schedule for after-hours emergency maintenance service across the Region.
- \n
- Professional image during work hours or while on IPS locations. Wearing IPS issued maintenance attire, and other clothing that complements said attire.
