The Store Maintenance Technician must ensure that the assigned retail store locations are safe and secure for team members and customers. The Technician will ensure that the facilities are maintained in accordance with lease agreements and all governmental rules and regulations through the most efficient use of resources both internal and commercially available. This role will be responsible for performing day to day tasks by addressing break/fix repairs, emergencies and city violations that arise within the retail stores. Success in this role will have a positive impact on customer experience, store appearance, team member morale and store profitability.

ESSENTIAL JOB FUNCTIONS

Oversee the planning and time management of all repairs and projects for the assigned regions (i.e. Painting/Panel/Exterior/Interior, Glass, Property Damage, Theft, Fire Suppression, Roof, Disaster, Plumbing, Electric, and HVAC).

Visit stores daily to respond to requests for repairs.

Address all maintenance, repairs and restoration of facilities throughout all assigned stores.

Inspect property then initiate and execute facility maintenance repairs in a cost effective and timely manner.

Provide cost analysis per project and define the scope of work and repairs. Send and document all internal and external communication.

Provide an in-depth cost analysis based on region, sales and profitability, lease strategy and field input for the repairs.

Facilitate the planning and coordinating of repairs and capital expense projects.

Field repair requests via email, phone calls, or internal Service Channel.

Maintain vehicle inventory and items allocated per store.

Maintain a working knowledge of facility ownership, lease duration, tenant/owner responsibility, and city codes/restrictions.

Interface with other departments, jurisdictions, contractors, and field operations to ensure that repairs are made timely. Communicate and coordinate with internal and external departments and contractors as needed.

Communicate with vendors and contractors for bids, pricing, and ordering of supplies.

Follow up on projects, review completion, and monitor contractor performance. Ensure that all repairs are cost efficient and completed in a timely manner with exceptional workmanship.

Monitor the workmanship and materials used in repairs for long term results.

Work with and educate store team members on ways to eliminate unnecessary maintenance expenses (preventative maintenance, controllable expenses, etc.).

Continually search for better and more economical ways of handling repairs.

Assist Coordinators and other areas of the Real Estate Department with special requests and needs.

Travel routinely to complete daily store visits (this could include the use of a company vehicle and overnight stays).

Perform all other essential functions needed to help within the department.

SKILLS/EDUCATION/EXPERIENCE

Required:

High school diploma or equivalent (GED)

Valid driver's license

2-4 years' experience in construction, maintenance, HVAC, electrical and general construction

Advanced understanding of expense control

Basic knowledge of computers (including Microsoft Suite, E-mail, Internet and database systems)

Strong communication skills

Must be a self-starter with the ability to multi-task and adapt to a continually changing work load

Ability to be dependable, reliable, and maintain detailed records

Desired:

3-5 years construction, maintenance, HVAC, electrical or related field experience

It started with a father and son - Charles Francis "C.F." and Charles H. "Chub" O’Reilly. Together they had the courage and confidence to venture out on their own. Along with 11 others who shared the same desire to offer great customer service and auto parts availability, the doors of O’Reilly Automotive, Inc. opened on December 2, 1957.

Since that time, the Company has grown through new store and distribution center openings, as well as numerous mergers and acquisitions. O’Reilly currently operates stores in 47 states, including Alaska and Hawaii, and distribution centers in 27 locations.

Dramatic changes in technology, inventory control, facilities, and sheer size mark the O’Reilly growth and success story. But, it is our spirit of teamwork - how important it was then and how important it remains - that drives our performance.
