Position Summary

Greenwater Investments is seeking a skilled and dependable Maintenance Technician to join our team at Villa de la Montana. The ideal candidate is experienced in apartment maintenance, has strong troubleshooting skills, and is committed to providing exceptional service to our residents. Candidates with EPA Certification and HVAC experience are strongly preferred.

Key Responsibilities

• Perform routine maintenance, repairs, and preventive maintenance throughout the property.
• Diagnose and repair HVAC, plumbing, electrical, appliance, and general building maintenance issues.
• Complete resident service requests in a timely, professional, and courteous manner.
• Prepare vacant apartments for new residents, including maintenance repairs and quality inspections.
• Perform HVAC maintenance and repairs in compliance with EPA regulations.
• Conduct regular inspections of buildings, equipment, and common areas to identify maintenance needs.
• Maintain the property's curb appeal by ensuring common areas are clean, safe, and well maintained.
• Respond to emergency maintenance calls, including after-hours calls on a rotating schedule as required.
• Maintain accurate records of completed work orders and preventive maintenance activities.
• Follow all company policies, safety procedures, and applicable federal, state, and local regulations.
• Assist with other maintenance projects and property improvements as assigned.

Qualifications

• High school diploma or equivalent.
• Minimum of 2 years of apartment maintenance, facilities maintenance, or related experience preferred.
• EPA Certification (Universal or Type II) preferred.
• HVAC diagnostic, repair, and preventive maintenance experience strongly preferred.
• Working knowledge of plumbing, electrical, carpentry, drywall, painting, and appliance repair.
• Ability to operate maintenance tools and equipment safely.
• Strong problem-solving and customer service skills.
• Ability to prioritize multiple tasks and work independently.
• Valid driver's license and reliable transportation preferred.
• Ability to pass a background check and drug screening, if applicable.

Physical Requirements

• Frequently lift and carry up to 50 pounds.
• Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces.
• Ability to work indoors and outdoors in varying weather conditions.
