Building Maintenance Technician

Job Description:

Building Maintenance Mechanics perform preventive maintenance and repair on a variety of systems and equipment to ensure that the building operates safely and efficiently. The Maintenance Mechanic will take direction from the supervisor on shift (Property Manager or Chief Engineer) and work in concert with other personnel on his shift. The Maintenance Mechanic will maintain a skill set and work ethic required for the proficiency of the position.

Certifications/Licenses:

  • High School Diploma, state-approved High School Equivalency, or GED
  • Trade school graduate or completion of an approved trade apprenticeship program in commercial heating / ventilation / air conditioning and building management controls
  • Valid driver’s license
  • OSHA 10

Qualifications:

  • Experience in building maintenance or a related trade.
  • Ability to generate and process work on a Computerized Maintenance Management System.
  • Experience in HVAC repairs, and preventive maintenance.
  • Must have basic Carpentry, Plumbing, Electrical, Wall patching, and Painting skills.
  • Possess exceptional critical thinking skills.
  • Have Intermediate knowledge of power tools, and a natural talent for working with their hands
  • Able to work both independently and as part of a team

Responsibilities:

  • Periodically record technical data pertinent to the operation of all equipment and record all applicable performance readings & measurements
  • Make all equipment safety checks and report all unsafe conditions immediately
  • Maintain all mechanical rooms, mechanical spaces, and utility closets in a neat and clean fashion
  • Responsible to take remedial action to correct any emergency and/or to prevent damage to the equipment and/or its occupants when Supervisory consultation is impractical
  • Responsible for the effective completion of all work assignments while meeting the objective(s) of maintaining the components/equipment at an elevated level of operating efficiency
  • Willingness to work overtime when necessary to deliver the project on time
  • Capable of climbing on ladders and carrying at least (50) pounds
  • Correct all deficiencies and make repairs to domestic lavatory fixtures and components

Performs other related and non-related duties as assigned
