As a key member of the maintenance team, you will be responsible for the day-to-day operation, inspection, repair, and preventive maintenance of building systems while fostering positive relationships with property management, tenants, vendors, and contractors.

Position Overview

The Building Maintenance Technician plays a critical role in preserving the value, appearance, and efficiency of the property. This position requires strong technical knowledge, attention to detail, and the ability to respond professionally to both routine maintenance needs and emergency situations.

Key Responsibilities

Preventative Maintenance & Building Operations

• Perform scheduled preventative maintenance on building equipment and systems
• Change filters, grease motors, inspect mechanical components, and adjust belts as needed
• Monitor building systems to ensure optimal performance and efficiency
• Identify potential issues before they become costly repairs
• Assist in maintaining HVAC, mechanical, electrical, and related building systems

Property Maintenance & Appearance

• Maintain and enhance the overall value, operating efficiency, and physical appearance of the property
• Conduct routine inspections of equipment, building systems, and common areas
• Ensure all maintenance activities are completed in accordance with company standards
• Address repair needs promptly and efficiently

Vendor & Contractor Coordination

• Oversee the activities of contractors, vendors, and suppliers working on-site
• Ensure vendor work is completed according to contract specifications and property standards
• Maintain professional working relationships with service providers and contractors

Tenant & Customer Service Support

• Serve as a liaison between tenants and property management regarding day-to-day operational issues
• Respond promptly to tenant requests and maintenance concerns
• Deliver exceptional customer service while maintaining professionalism at all times
• Build and maintain positive relationships with tenants and occupants

Administrative & Documentation Responsibilities

• Accurately update and track work orders
• Maintain maintenance records and operational documentation
• Communicate effectively with property management regarding ongoing projects and repairs

Safety & Compliance

• Understand and follow OSHA regulations and safety guidelines
• Ensure equipment is maintained in accordance with applicable standards and requirements
• Promote a safe work environment for tenants, vendors, and fellow team members
• Adhere to all company policies and safety procedures

Emergency Response

• Respond immediately to building emergencies and urgent tenant concerns
• Participate in the on-call rotation every other weekend
• Assist with after-hours emergency situations as needed
• Support business continuity through timely and effective resolution of maintenance issues

Qualifications

• Previous commercial building maintenance, facilities maintenance, or related experience preferred
• Working knowledge of HVAC, mechanical, electrical, plumbing, and general maintenance practices
• Experience performing preventative maintenance on building systems and equipment
• Strong troubleshooting and problem-solving abilities
• Excellent communication and customer service skills
• Ability to work independently and prioritize multiple tasks
• Comfortable working with vendors, contractors, and property management teams
• Knowledge of OSHA standards and workplace safety practices
• Strong organizational and documentation skills
• Dependable, professional, and detail-oriented
