Job Summary The position involves performing manual and skilled work in the maintenance and repair of buildings and equipment. Work involves performing preventive maintenance and skilled work in the maintenance and repair of buildings, grounds, and equipment. Duties are usually performed according to established procedures with little or no instructions.
Essential Job Functions Acts as skilled carpenter, plumber, electrician, or other maintenance staff in performing maintenance, repair, and construction activities.
Performs preventive maintenance and monitors activities on equipment, including: • Air handlers • Refrigeration units • High and low pressure steam systems • HVAC systems • Records meter and gauge readings • Cleans filters and oils • Replaces belts, filters, switches, gauges, motors, etc.
Performs maintenance painting and patch plastering of building surfaces and equipment.
Performs maintenance carpentry work on furniture, doors, windows, shelves, and floors.
Performs maintenance plumbing work, including: • Unstopping toilets and drains • Replacing faucets, valves, and washers • Repairing water line leaks
Performs maintenance electrical work, including: • Replacing outlets, switches, etc. • Repairing electrical motors, generators, and communication systems
Performs snow and ice removal on exterior sidewalks and stairs.
Performs landscaping, ground maintenance, and snow and ice removal, including plowing snow and ice in parking lots.
Moves heavy equipment and furniture.
Delivers paper and supplies as directed.
Performs work at assigned location during specified business hours.
Performs related additional duties as required and assigned.

Position Requirements QUALIFICATIONS Education and Experience • High School Diploma or equivalent • Two years of semi-skilled experience in general maintenance work • Or equivalent combination of education and experience
Licenses or Certifications • Valid Class E Drivers License
Special Requirements • May requires early morning or late evening hours • On-call shifts required
Knowledge, Skills, and Abilities • Knowledge of the standard tools and practices of the various trades, such as mechanical, electrical, plumbing, painting, carpentry, and plastering • Knowledge of the occupational hazards and safety precautions of the mechanical and building trades • Ability to perform skilled work in a variety of mechanical and building trades • Ability to operate, maneuver, and/or provide simple but continuous adjustments on equipment, digital communications systems, computer keyboard, calculator, and materials used in performing essential functions • Ability to understand and give oral and written instructions • Ability to recognize safety and security hazards and to correct or eliminate them • Ability to read, interpret, and draw sketches, penciled layouts, and blueprints • Ability to establish and maintain effective working relationships with employees, outside contractors, and occupants of the building • Ability to keep records and make periodic reports
PHYSICAL DEMANDS The work is heavy and requires exerting up to 100 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects, including the human body. The work also requires mental and visual acuity, speaking, balancing, climbing, crawling, crouching, feeling, picking, pinching, typing, or otherwise working primarily with fingers rather than with the whole hand, grasping, picking, holding, or otherwise working with the whole hand, hearing, kneeling, pulling, pushing, reaching, repetitive motion, standing, stooping, talking, and walking.
WORK ENVIRONMENT The work is performed in a building and grounds service environment exposed to exterior weather conditions of below 20 degrees Fahrenheit above 100 degrees Fahrenheit, mud, rain, snow, or sleet. The work may be performed in extreme noise, weather, and temperature ranges in direct sunlight and through rough, undeveloped terrain conditions. This position involves working in confined areas, i.e., vehicles, crawl spaces, and dusty workspaces with dangerous equipment, sewers, and electrically charged wires, and some hazardous materials. This position involves interaction with other employees and the general public, and work pace is self-determined.
