Overview The Maintenance Specialist II is responsible for the daily organization and general maintenance at KKI facilities. This staff member is considered to be an essential employee and is expected to report to work during weather emergencies.

Responsibilities Complete and coordinate general maintenance to all KKI properties, including: • Faucet repair • Unclogging drains • Toilet repairs • Supply and drain work • Painting • Spackling • Moving departments • Ceiling tiles • etc., as needed.

Manage, monitor, and troubleshoot all general preventative/predictive and routine Heating, Ventilation and Air Conditioning and Refrigeration (HVACR) maintenance.

Assist the Electrical and Maintenance Supervisor with providing cost estimates on designated work.

Maintain valve charts for all systems, including: • Sprinklers • Chilled water • Steam

Carry out physical inspections and monitoring through the use of logbooks, all maintenance issues at each KKI facility.

Lead a team of assigned contractors to ensure work is completed in a professional manner according to applicable building code, The Joint Commission (TJC) standards, Commission on Accreditation of Rehabilitation Facilities (CARF) standards, and KKI standards.

Perform manual labor, including snow removal, painting, moving furniture, etc., as necessary.

Qualifications

Education High School diploma, G.E.D., or 2 years trade school with diploma required.

Experience Five (5) years of HVACR experience required.

Compensation Minimum pay range: USD $36,955.98/Yr. Maximum pay range: USD $60,296.50/Yr.
