    Job Description

     

    The Make-Ready Technician is responsible for ensuring vacant apartment homes are clean, functional, attractive, safe,

    and fully prepared for new residents. The position’s primary focus is completing apartment turns efficiently and to

    company standards. When not working on vacant units, the Make-Ready Technician completes assigned work orders and

    assists with the upkeep, cleanliness, appearance, and safety of the property.

    Essential Job Responsibilities

    1. Complete the make-ready process for vacant apartment homes within established deadlines and according to

    company standards.

    2. Inspect vacant units and prepare detailed punch lists identifying required repairs, replacements, cleaning,

    painting, and other work needed before move-in.

    3. Remove trash, abandoned belongings, debris, and damaged materials from vacant apartments before beginning

    make-ready work.

    4. Perform make-ready repairs and replacements, including:

    o Plumbing fixtures and minor plumbing repairs

    o Light fixtures, switches, outlets, and other minor electrical items

    o Doors, locks, cabinets, drawers, blinds, and hardware

    o Drywall patching, caulking, touch-up painting, and minor carpentry

    o Appliance inspection, cleaning, installation, and minor repair

    o Flooring repairs and other general maintenance tasks

    5. Change or rekey locks according to company procedures and verify that all doors, windows, locks, smoke

    detectors, and safety devices operate properly.

    6. Coordinate with the Maintenance Supervisor regarding supplies, vendor work, specialty repairs, and conditions

    that require additional assistance.

    7. Conduct a final inspection of every completed apartment to confirm that it is clean, safe, fully functional, and

    ready to show or occupy.

    8. Correct all deficiencies identified during management’s final inspection promptly and before the scheduled

    move-in date.

    9. Complete assigned resident work orders accurately and with urgency when not actively completing

    apartment turns.

    10. Diagnose maintenance problems, determine the appropriate repair, and complete work in accordance with

    company policies, manufacturer instructions, safety standards, and applicable codes.

    11. Document completed work, materials used, unresolved concerns, and follow-up needs accurately in the

    property’s work-order or property-management system.

    12. Maintain the appearance and condition of the property by removing litter and debris and assisting with the

    cleanliness of breezeways, building entrances, common areas, amenities, dumpster areas, and other visible

    areas.

    13. Inspect the property while performing daily duties and immediately report hazards, property damage, water

    leaks, equipment malfunctions, security concerns, or unsafe conditions.

    14. Maintain tools, equipment, supplies, and assigned work areas in a clean, safe, and organized condition.

    15. Track materials used during apartment turns and work orders, return unused materials to the proper location,

    and notify the Maintenance Supervisor when supplies need to be reordered.

    16. Control expenses by repairing items when practical, using materials responsibly, preventing waste, and properly

    caring for company tools and equipment.

    17. Treat residents, applicants, vendors, visitors, and coworkers professionally and respectfully while minimizing

    disruption during maintenance work.

    18. Follow all company safety and risk-management policies, including required OSHA-related practices, proper

    use of personal protective equipment, and prompt reporting of accidents or injuries.

    19. Participate in required training, safety meetings, property inspections, and other activities directly related to

    apartment readiness, work orders, and property upkeep.

    20. Perform other related duties necessary to ensure apartments are move-in ready and the property remains clean,

    safe, functional, and well maintained.

    Primary Performance Expectations

    The Make-Ready Technician will be evaluated based on:

    Vacant apartments completed by their assigned deadlines

    Quality and completeness of apartment turns.

    Accuracy and timely completion of punch lists and documentation

    Timely completion of assigned work orders

    Resident satisfaction and professionalism

    Cleanliness, safety, and appearance of assigned property areas

    Proper use and control of tools, materials, and supplies

    Compliance with company policies and safety requirements

    Knowledge, Skills, and Abilities

    Working knowledge of apartment make-ready procedures and general building maintenance

    Ability to perform minor plumbing, electrical, carpentry, drywall, painting, appliance, hardware, and flooring

    repairs

    Ability to identify maintenance problems and determine an appropriate solution

    Ability to safely operate hand tools, power tools, ladders, maintenance equipment, and measuring devices

    Ability to read and follow work orders, product labels, safety instructions, policies, and procedure manuals

    Strong organizational and time-management skills

    Ability to prioritize apartment turns and complete work under move-in deadlines

    Ability to work independently while communicating effectively with supervisors and team members

    Basic computer or mobile-device skills for documenting work orders and apartment turns

    Professional customer service and interpersonal communication skills

    Attention to detail and commitment to producing consistently move-in-ready apartments

    Minimum Qualifications

    Previous apartment maintenance, make-ready, construction, renovation, or related experience preferred

    General knowledge of residential repair and maintenance practices

    Valid driver’s license and reliable transportation when required by the property

    Required certifications or licenses must be obtained and maintained when applicable

    Ability to communicate effectively in the workplace

    Ability to pass any job-related screening required by company policy

    Working Conditions

    Work is performed inside and outside apartment buildings, vacant units, occupied units, common areas,

    maintenance areas, and throughout the property.

    The position may involve exposure to heat, cold, rain, dust, cleaning products, paint, noise, and other conditions

    commonly associated with property maintenance.

    The employee must be able to work a flexible schedule, including occasional weekends or holidays when

    necessary to meet move-in deadlines or property needs.

    Physical Requirements

    The employee must be able to:

    Stand and walk for extended periods

    Bend, stoop, kneel, crouch, climb, reach, and work in confined areas

    Safely climb and work from ladders

    Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance

    Use hand tools, power tools, and maintenance equipment safely

    Work indoors and outdoors in varying weather conditions.
