B2B Sales Representative/ Hotel Mangement
Sonesta Simply Suites

Position Summary
The B2B Sales Representative is responsible for generating new corporate business and increasing hotel occupancy by developing relationships with local businesses, contractors, industrial companies, hospitals, government agencies, relocation companies, and other organizations requiring extended-stay accommodations.

This is a field-based sales position focused on prospecting, building long-term relationships, and securing negotiated corporate rates and room-night agreements.

Key Responsibilities
Business Development
Prospect and develop new corporate accounts within the local market.
Visit 8–10 businesses each day to introduce the hotel and build relationships.
Schedule meetings with decision-makers, including HR managers, travel coordinators, purchasing departments, and project managers.
Conduct hotel tours for prospective clients.
Attend local networking events, chamber of commerce meetings, and business expos.
Sales Activities
Make a minimum of 25 outbound sales calls each day.
Generate at least 10 qualified leads each week.
Prepare and negotiate corporate rate agreements.
Secure long-term lodging contracts for extended-stay guests.
Follow up consistently with existing and prospective clients.
Target Markets
Develop business from:

Oil & Gas companies
Refineries
Construction companies
Engineering firms
Manufacturing facilities
Distribution centers and warehouses
Hospitals and traveling nurses
Insurance restoration companies
Utility companies
Government agencies
Airline crews and contractors
Sports teams and group travel
Relocation companies
Account Management
Maintain strong relationships with existing corporate accounts.
Resolve customer concerns promptly.
Conduct regular account visits.
Identify opportunities to increase room nights and revenue.
Maintain accurate records in the hotel's CRM or sales tracking system.
Marketing
Distribute hotel brochures and promotional materials.
Promote hotel amenities, including:

Fully equipped kitchens
Free Wi-Fi
Laundry facilities
Fitness center
Free parking
Weekly and monthly rates
Work with management on local marketing campaigns and promotions.
Reporting
Submit a weekly sales report including:

Businesses visited
Sales calls completed
New accounts opened
Leads generated
Corporate contracts signed
Room nights booked
Revenue produced
Upcoming sales opportunities
Qualifications
Previous hotel sales, outside sales, or B2B sales experience preferred.
Strong communication and negotiation skills.
Self-motivated and goal-oriented.
Excellent organizational and time-management skills.
Proficient with Microsoft Office and CRM software.
Valid driver's license and reliable transportation.

Position Summary
The Hotel Manager is responsible for the overall operation, profitability, guest satisfaction, employee performance, sales growth, and maintenance of the hotel. The manager ensures that all departments operate efficiently while maintaining Sonesta brand standards, maximizing revenue, controlling expenses, and providing outstanding guest service.

The Hotel Manager is accountable for achieving occupancy, ADR, RevPAR, guest satisfaction, cleanliness, safety, and financial performance goals.

 
Essential Duties and Responsibilities
Operations Management
Oversee the daily operation of all hotel departments.
Ensure compliance with brand standards and company policies.
Conduct daily property inspections, including guest rooms, public areas, laundry, exterior, and back-of-house.
Resolve guest complaints promptly and professionally.
Maintain a safe, clean, and welcoming environment.
Ensure compliance with all local, state, and federal laws.
 
Financial Management
Prepare and manage the annual operating budget.
Monitor daily revenue, occupancy, ADR, RevPAR, and expenses.
Control labor costs, purchasing, and operating expenses.
Review daily financial reports and bank deposits.
Approve invoices and monitor accounts payable.
Implement cost-saving initiatives without compromising guest satisfaction.
 
Revenue Management
Review hotel pricing daily.
Monitor competitor rates and market trends.
Ensure rate integrity across all distribution channels.
Work closely with revenue management to maximize occupancy and revenue.
Monitor OTA pricing, discounts, promotions, and corporate rates.
Analyze pickup reports and forecast future demand.
 
Sales and Business Development
Support the B2B Sales Representative in developing new corporate accounts.
Build relationships with local businesses, hospitals, refineries, construction companies, and government agencies.
Participate in community events and networking opportunities.
Promote long-term stay programs and negotiated corporate rates.
Increase direct bookings and reduce reliance on OTA channels.
 
Guest Service
Ensure exceptional customer service at every guest touchpoint.
Personally assist with escalated guest concerns.
Monitor guest satisfaction scores and online reviews.
Respond promptly to guest feedback and implement service improvements.
Foster a culture of hospitality and professionalism.
 
Staff Leadership
Recruit, hire, train, and develop hotel employees.
Schedule staff to meet operational needs while controlling labor costs.
Conduct performance evaluations.
Coach employees and address performance issues.
Promote teamwork, accountability, and excellent customer service.
Maintain high employee morale and engagement.
 
Housekeeping and Maintenance
Ensure all guest rooms meet brand cleanliness standards.
Supervise preventive maintenance programs.
Monitor work orders and maintenance response times.
Maintain all equipment, HVAC systems, plumbing, lighting, appliances, and life safety systems.
Coordinate renovations and capital improvement projects as needed.
 
Safety and Security
Enforce hotel safety procedures.
Ensure compliance with OSHA, fire, health, and emergency regulations.
Conduct regular safety inspections.
Maintain incident and accident reports.
Ensure guest and employee security.
 
Administrative Responsibilities
Prepare daily, weekly, and monthly operational reports.
