Powered by people and focused on sustainability, QTS helps customers grow by providing the capacity and speed needed for today's digital transformation.Who You Are The Manager, Legal Real Estate leads a team of paralegals, guiding and supervising day‑to‑day activities while actively participating in all phases of real‑estate acquisition and disposition. The role requires hands‑on involvement with contracts, title work, lease agreements, and other legal documents, plus oversight of critical dates and preparation of transaction deliverables.Responsibilities Supervise and mentor the real‑estate paralegal team, providing guidance, training, and professional development opportunities.Coordinate and manage the tasks and projects of the team to support the overall real‑estate department.Conduct preliminary review and compliance checks of documents supporting the acquisition process, including title commitments, surveys, plats, contracts, leases, and due‑diligence materials.Draft closing documents, contract amendments, easements, objection letters, and related documents for Corporate Counsel review.Maintain critical‑date calendars, send deadline notifications, and circulate updates to Real Estate, Engineering, Corporate Counsel, and other stakeholders.Act as the primary point of contact with title companies to obtain title documents, clear title‑insurance requirements, and coordinate closings.Create, organize, and maintain legal files for each location being acquired, sold, or leased, and produce closing binders for each transaction.Assist Legal Department members with transaction support, such as checklist organization, closing documentation, and due‑diligence collection.Ensure compliance with company security, legal, and regulatory requirements throughout acquisition and development projects.Perform other legal and business duties as needed by the department.Qualifications Bachelor's Degree or equivalent professional experience.Minimum of 5 years of professional experience as a paralegal or equivalent legal role.At least 2 years in a management or supervisory capacity.Strong knowledge of legal terminology, document formatting, and contract structure.Proficiency with Microsoft Office Suite (Word, Excel, Outlook, PowerPoint) and related tools such as OneDrive, SharePoint, and DocuSign.Excellent listening, written, verbal, organizational, and interpersonal skills.Self‑starter who is disciplined, detail‑oriented, and able to manage multiple tasks and deadlines with precision.Ability to handle sensitive information with discretion and maintain confidentiality.Benefits Competitive salary with bonus eligibility.Health, dental, vision, life, and disability insurance.401(k) retirement plan with company matching.Flexible spending and health savings accounts.Paid holidays, vacation, and paid volunteer days.Parental leave and military leave assistance.Employee Stock Purchase Plan (QTS Stock and QRest Sabbatical Program).Tuition assistance and scholarship program for employee dependents.Wellness program, employee assistance program, and charitable matching gift program.Additional benefits include paid time off, floating holidays, and a career‑development program.Equal Employment Opportunity Statement QTS is an equal‑opportunity employer.
