The Role
We are seeking a highly motivated, experienced, and hands-on Maintenance Manager to oversee the maintenance operations of our rental portfolio. This role is critical in ensuring our properties are safe, well-maintained, and meet quality standards that exceed tenant expectations.
Duties:
- Maintenance Oversight: Coordinate and supervise all aspects of property maintenance and repairs for a portfolio of single-family homes.
- Vendor Management: Source, vet, and manage relationships with third-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.
- Preventive Maintenance: Develop and implement a preventive maintenance schedule to proactively address property upkeep and reduce emergency repairs.
- Work Order Management: Receive, prioritize, assign, and track maintenance requests using our property management software.
- Inspections: Conduct regular property inspections (move-in, move-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.
- Budget Management: Assist in preparing and managing maintenance budgets, including approval and tracking of expenses.
- Emergency Response: Serve as the first point of contact for maintenance emergencies; coordinate after-hours or urgent repair response.
- Compliance & Safety: Ensure that all work is performed in accordance with applicable building codes, safety regulations, and company standards.
- Team Leadership: Supervise in-house maintenance staff, assigning tasks and evaluating performance where applicable.
Requirements
- Experience: 5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role. Residential property maintenance experience strongly preferred.
- Technical Skills: Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
- Technology: Proficient in property management or work order systems (e.g., AppFolio, Buildium, Propertyware, etc.) and Microsoft Office Suite.
- Licenses: Valid driver’s license required; certifications in HVAC, plumbing, or other trades are a plus.
- Soft Skills: Strong organizational, communication, and leadership skills. Ability to prioritize and multitask in a fast-paced environment.
- Availability: Must be available for on-call duty on a rotational basis, including nights and weekends.
