Manager of Maintenance Operations Newton, MA $100,000 – $120,000+ / year
OVERVIEWA property management company covering a mixed residential and HOA portfolio in the Boston area is hiring a Manager of Maintenance Operations to run the maintenance department end to end. This role is 80% in the office, 20% in the field. You’ll report directly to the COO and own everything from response times to vendor relationships to the department’s bottom line.
This is a senior leadership role for someone who’s managed field teams before and wants to run an entire maintenance operation, not just one property.
WHAT YOU’LL DO
Own overall service-level response times across the maintenance department
Keep the work order backlog under control and visible to leadership
Set and enforce field quality standards across the portfolio
Manage vendor capacity and relationships so crews and contractors can cover demand
Own department profitability — budgeting, cost control, and margin on maintenance work
Directly manage and coach a structured team: a Field Operations Specialist, a Project Manager/Estimator, the Maintenance Coordination Team, and field technicians
Run the department day to day inside PropertyMeld, Buildium, and QuickBooks Online
Report regularly to the COO on service levels, backlog, and department performance
Build and maintain the processes that keep a mixed market-rate, luxury, and HOA portfolio running smoothly

WHAT IT TAKES
5–7+ years of progressive experience leading maintenance, facilities, construction services, or field operations
Direct people management experience over field teams — you’ve hired, coached, and held people accountable before
Comfortable owning a budget for a maintenance department, not just following one
Experience with PropertyMeld, Buildium, or similar software, or quick to pick up new systems
Vendor management experience — sourcing, negotiating, and holding contractors to their word
Strong communicator, comfortable reporting to a COO and coordinating across a multi-person team
Comfortable working across different property types — market rate, luxury, and HOA/condo communities all run a little differently
A problem-solver who can prioritize a backlog and keep response times tight
