  • This position requires 4 days onsite in Brentwood, TN.

The Managing Director, Design and Construction is responsible for the end-to-end delivery of major construction projects for a publicly traded company. Performs work activities that range from conceptual design development to managing the construction of prison facilities on a national level. Converts ideas on paper into real property solutions for CoreCivic. Focuses emphasis on overall construction management and all aspects of development including: conceptual/schematic design, cost estimating, pro forma analysis, architect negotiations, general contractor negotiations, scheduling and project management. Supervises the work of assigned Construction and Design staff. Assesses the feasibility of on-site and off-site infrastructure requirements to develop facilities of varying sizes and types. Works closely with in house team of real estate and design professionals to determine the conceptual design, cost and timing required to develop sites and deliver complex construction projects on a national level.

ESSENTIAL FUNCTIONS:

The incumbent should be able to perform all of the following functions at a pace and level of performance consistent with the job performance requirements.

  • Directs the development of reliable cost estimates and time schedules for building construction and infrastructure improvements for new projects.
  • Manages and leads the design and construction project management staff in the planning, organization, and controls for separate activities in the department.
  • Formally supervises individual employees and/or subordinate supervisors within the Real Estate department.
  • Identifies training needs, tracks performance, coaches, and motivates direct reports.
  • Directly or indirectly responsible for hiring, terminating, and performance management of assigned staff.
  • Directs architects, engineers, consultants, and contractors to coordinate the planning, scheduling, and implementation of capital projects.
  • Consults with and involves other staff and facility personnel to achieve optimum scheduling, oversight, and control of work processes.
  • Supervises and performs all aspects of contract administration including owner contracts, vendors, change orders, project start-up, and closeout.
  • Supports Partnership Development in developing information to support proposals and development opportunities.
  • Supports Strategic Development in assessing the real estate assets of potential acquisition targets.
  • Acts as single point of contact for assigned construction project management team to collect and disseminate information.
  • Applies company and internal client specific policies/procedures and ensures compliance to contract requirements.
  • Assesses vendor compliance with contract documents and prepares progress and performance reports; follows up on problem situations that may impact timely project completion or project quality.
  • Assists in planning for long range construction needs through research and consultation with department, facility, and executive management; assists in developing goals and objectives for the department based on the company's business plans and goals.
  • Assists in developing goals and objectives for Real Estate Department and department personnel including conducting performance reviews and career development plans for succession planning.
  • Domestic U.S. travel is required.

QUALIFICATIONS:

  • Graduate from an accredited college or university with a Bachelor's degree in Engineering, Construction Management, Architecture, or other related construction or design field is required.
  • 10+ years of progressive construction project management experience, to include three years in a senior management role with a General Contractor or Program/Construction Management firm is required.
  • An advanced degree such as a Master''s in Business Administration or other related field is preferred. Ideal candidate experience includes working in a national real estate developer environment, large national general contractor firm or a REIT that is responsible for large development projects such as prisons, military housing, hospitals, warehousing distribution centers, process manufacturing or other large physical plant structures.
  • Strong working knowledge of real estate development (municipal approvals, site selection, design development, etc.), programming, design process, cost estimating, project planning, construction law, interior fit-up and base building construction techniques, critical systems infrastructure, contract administration, portfolio and program management is required.
  • Must have strong presentation, interpersonal, verbal and written communication skills.
  • Excellent analytical abilities along with strong planning and organization skills are also required.
  • Proficiency in Microsoft Office applications is required.
