Mechanical Sales, Estimating & Account Manager – HVAC & Plumbing

Position Summary


American Mechanical Services is seeking a Mechanical Sales, Estimating & Account Manager to develop customer relationships, estimate HVAC and plumbing work, and manage the administrative requirements associated with commercial and general-contractor projects.


This is not a basic lead-generation or cold-calling position. We need someone capable of taking an opportunity from the initial request through estimating, proposal development, customer follow-up, project coordination, billing support, and closeout.


You do not need to know every technical answer on your first day. Our licensed management team and experienced field personnel will assist with equipment selection, labor requirements, system design, and complex technical questions. However, you must be organized, comfortable working with construction documents, capable of learning mechanical systems, and willing to take ownership of your accounts, estimates, and assignments.


The right person will help reduce the estimating, customer follow-up, account-management, and general-contractor administrative workload currently handled by company ownership.


Primary Responsibilities


  • Develop and manage residential, commercial, property-management, and general-contractor accounts.

  • Respond to customer inquiries, bid invitations, service opportunities, and requests for proposals.

  • Perform jobsite visits and gather the information required to estimate work accurately.

  • Review HVAC and plumbing plans, specifications, schedules, addenda, and other construction documents.

  • Prepare estimates for service repairs, equipment replacements, renovations, preventive-maintenance agreements, and new construction.

  • Obtain equipment, material, subcontractor, and specialty pricing from suppliers.

  • Coordinate with AMS management, technicians, and plumbers for technical input when needed.

  • Build labor, equipment, material, subcontractor, and overhead costs into complete estimates.

  • Prepare clear scopes of work, exclusions, clarifications, alternates, and professional proposals.

  • Track open estimates, follow up with customers, and help close profitable work.

  • Maintain regular communication with customers and remain involved after the sale.

  • Attend customer meetings, site meetings, preconstruction meetings, and project meetings when required.

  • Communicate professionally with property owners, facility managers, general contractors, suppliers, and field personnel.

  • Prepare, submit, and track RFIs, submittals, change-order requests, notices, billing documentation, and closeout requirements.

  • Identify additional work and ensure billable changes are documented before contractual deadlines are missed.

  • Maintain organized records of communications, pricing, approvals, commitments, and project documents.

  • Monitor estimated labor, material costs, job margins, and overall project performance.

  • Assist with project coordination and scheduling among customers, dispatch, suppliers, and field personnel.

  • Keep management informed of important risks, customer concerns, scheduling problems, and financial commitments.

  • Follow company pricing, approval, documentation, and contract-review procedures.

  • Help protect AMS from undocumented scope changes, missed billing opportunities, and preventable project disputes.

  • Identify additional service, replacement, and preventive-maintenance opportunities within assigned accounts.

  • HVAC, plumbing, or mechanical field operations

We will consider candidates who are strong in construction, estimating, project coordination, account management, or mechanical sales, even if they have not previously performed every responsibility listed.


A mechanical contractor’s license is not required for this position.


Qualifications


  • Relevant experience in construction, estimating, mechanical trades, project coordination, account management, or business-to-business sales is preferred.

  • Candidates with strong transferable experience and the ability to learn mechanical estimating will also be considered.

  • Ability to read construction plans and specifications or demonstrate the ability to learn quickly.

  • Strong written and verbal communication skills.

  • Ability to prepare clear, accurate, and professional estimates and proposals.

  • Comfortable working with labor estimates, material costs, pricing, margins, and job-cost information.

  • Strong organization, time management, and follow-through.

  • Ability to manage multiple bids, customers, projects, and deadlines simultaneously.

  • Ability to communicate with field employees and obtain technical input without making unsupported assumptions.

  • Working knowledge of Microsoft Office, email, PDFs, spreadsheets, and cloud-based business software.

  • Valid driver’s license and acceptable driving record.

  • Ability to travel to customer and project locations throughout Charleston, the Lowcountry, and other areas of South Carolina when required.

  • Ability to pass applicable background, motor-vehicle-record, and drug screenings.

Preferred Experience


  • HVAC or plumbing estimating.

  • Estimating both service work and construction projects.

  • Commercial mechanical projects.

  • Working with general contractors, facility owners, property managers, or commercial customers.

  • RFIs, submittals, change orders, pay applications, billing schedules, and project closeout.

  • Reviewing HVAC and plumbing drawings, specifications, and equipment schedules.

  • Simpro or comparable estimating, project-management, or service-management software.

  • Existing commercial or construction relationships within South Carolina.

  • HVAC, plumbing, mechanical, or construction field experience.

  • Developing preventive-maintenance agreements and recurring commercial accounts.

Compensation and Benefits


  • Base salary of $60,000–$80,000 annually, depending on directly relevant experience.

Schedule and Location


This is a full-time, salaried position based in the Charleston, South Carolina area.


The position requires regular customer meetings, jobsite visits, office coordination, and communication with AMS management and field personnel. Limited remote administrative work may be permitted when appropriate, but this is not a fully remote position.


Travel throughout Charleston, the surrounding Lowcountry, and occasionally other areas of South Carolina may be required.
