Position Summary

The Mid-Level Commercial HVAC Technician is responsible for performing preventive maintenance, troubleshooting, repairs, and installations on commercial heating, ventilation, air conditioning, and refrigeration systems. The technician will service rooftop units, split systems, heat pumps, exhaust fans, make-up air units, package units, and associated controls while ensuring equipment operates safely, efficiently, and in accordance with manufacturer specifications.
This position requires the ability to work independently on routine service calls, identify equipment deficiencies, recommend corrective actions, and provide professional customer service at commercial and industrial facilities.

Essential Duties & Responsibilities

Preventive Maintenance

Perform scheduled preventive maintenance on commercial HVAC equipment including:

• Replace and clean air filters.
• Clean condenser and evaporator coils.
• Inspect and adjust belts, pulleys, and sheaves.
• Lubricate motors, bearings, and moving components where applicable.
• Check and tighten electrical connections.
• Inspect contactors, relays, capacitors, transformers, and disconnects.
• Measure and record voltage, amperage, temperatures, and refrigerant operating pressures.
• Verify proper thermostat and control operation.
• Inspect condensate drain lines, traps, and drain pans.
• Test safety controls and operating sequences.
• Inspect blower assemblies, fan motors, and fan blades.
• Identify worn or failing components and report deficiencies.
• Complete detailed inspection reports and maintenance documentation.

Service & Repairs

• Diagnose and repair commercial HVAC systems and associated components.
• Troubleshoot electrical, mechanical, airflow, and refrigeration issues.
• Replace motors, capacitors, contactors, relays, thermostats, belts, and other HVAC components.
• Perform refrigerant leak detection and minor refrigerant circuit repairs.
• Repair or replace fan motors, blower motors, and condenser fan assemblies.
• Perform emergency service calls as assigned.
• Accurately document findings and recommended repairs.

Installations

• Assist with equipment replacements and retrofit projects.
• Install HVAC components, controls, motors, and accessories.
• Modify and install basic ductwork and ventilation components as required.
• Assist with startup and commissioning of new equipment.
• Verify proper system operation following installation activities.

Safety & Compliance

• Follow all company safety policies and procedures.
• Utilize proper lockout/tagout procedures.
• Maintain EPA compliance regarding refrigerant handling.
• Operate company vehicles, tools, and equipment safely.
• Maintain a clean and organized work environment.
• Comply with OSHA regulations and industry best practices.

Documentation & Customer Relations

• Complete service tickets, inspection reports, and time records accurately.
• Communicate equipment deficiencies and repair recommendations clearly.
• Maintain professional appearance and conduct while representing the company.
• Coordinate with supervisors, dispatchers, property managers, and customers.
• Provide excellent customer service and maintain positive client relationships.

Qualifications

• Minimum 3 to 5 years of commercial HVAC service experience.
• Working knowledge of commercial rooftop units, split systems, heat pumps, and ventilation equipment.
• Ability to troubleshoot electrical and mechanical HVAC systems.
• Understanding of refrigeration cycle fundamentals.
• Ability to read wiring diagrams and equipment schematics.
• Familiarity with building automation and control systems preferred.
• EPA Universal Certification preferred.
• Valid driver's license with acceptable driving record.
• Ability to lift up to 75 pounds and work on rooftops, ladders, and mechanical rooms.
