The Mortgage Disclosure Desk Specialist is responsible for preparing, reviewing, and issuing accurate and timely mortgage disclosures in compliance with federal and state regulations, investor guidelines, and company policies. This position partners with loan officers, processors, underwriters, and closing teams to ensure loan files meet disclosure requirements throughout the mortgage process.
Key Responsibilities
Prepare and deliver initial and revised Loan Estimates, Closing Disclosures, and other required mortgage disclosures within regulatory time frames.
Review loan applications and supporting documentation for accuracy, completeness, and consistency.
Monitor changed circumstances, fee adjustments, loan term changes, and tolerance requirements to determine whether redisclosure is necessary.
Calculate and validate fees, cash-to-close amounts, prepaid items, escrow requirements, and applicable credits.
Maintain compliance with TRID, RESPA, TILA, state-specific requirements, and internal procedures.
Track disclosure deadlines and follow up on outstanding information to prevent processing or closing delays.
Document disclosure activity and retain evidence of delivery and borrower acknowledgment.
Identify discrepancies and coordinate corrections with loan officers, processors, settlement agents, and other stakeholders.
Respond to disclosure-related questions and provide guidance on company procedures.
Support quality-control reviews, compliance audits, and process-improvement initiatives.
Qualifications
High school diploma or equivalent required; associate or bachelor's degree preferred.
One to three years of mortgage lending, disclosure, processing, closing, or compliance experience preferred.
Working knowledge of TRID, RESPA, TILA, and mortgage fee-tolerance requirements.
Experience with loan origination systems and mortgage-document platforms preferred.
Strong attention to detail, organization, analytical ability, and time management.
Ability to manage a high-volume workload and meet strict regulatory deadlines.
Clear written and verbal communication skills.
Proficiency with Microsoft Office and document-management systems.
