Multifamily Maintenance Technician – HVAC/Electrical Focus

A day in the life

You arrive on-site with one goal in mind: keep our apartment community safe, comfortable, and running smoothly for every resident. Your morning starts with reviewing overnight maintenance requests and planning your route. A kitchen sink leak, a tripped breaker, and an A/C that won’t cool—nothing you haven’t seen before.

By mid-morning, you’re troubleshooting an HVAC issue, verifying power with a meter, and swapping a faulty component. After lunch, you walk a set of buildings for a preventative inspection, logging findings and ordering parts. Later, you refresh a recently vacated unit—touch-up paint, a quick clean, and a final function check—so it’s ready to welcome its next resident. Throughout the day, you keep residents informed, partner with management to prioritize projects, and ensure every task aligns with safety standards.

What you’ll do

• Handle routine and corrective maintenance across plumbing, electrical, and HVAC systems.
• Respond quickly to resident work orders and close them out with thorough, timely solutions.
• Perform regular property inspections to spot and address maintenance needs early.
• Document all work performed and materials used to maintain accurate records.
• Prepare vacant apartments for move-in, including painting and cleaning as needed.
• Collaborate with community management to prioritize repairs and property improvements.
• Follow all applicable safety procedures, codes, and guidelines at all times.
• Deliver friendly, helpful customer service and support a positive resident experience.

What you’ll bring

• High school diploma or equivalent; technical maintenance training is a plus.
• Hands-on experience in apartment or facility maintenance.
• Strong working knowledge of plumbing, electrical, and HVAC systems.
• Proven troubleshooting skills to diagnose and repair a variety of issues.
• Clear communication and teamwork skills; comfortable working independently when needed.
• Valid driver’s license and reliable transportation.
• Willingness to respond to emergency maintenance needs when required.
• HVAC certification is a plus.
